Responsibilities shall include, but not be limited to, the maintenance and repair of the mechanical (heating and air conditioning), electrical, plumbing, and structural systems of the student resident apartments (184 two-bedroom apartments). Ability to supervise and give directions to custodians, ability to develop and monitor maintenance schedules. Coordinate with outside vendors on contracting for maintenance and repair services. Advise the Director of Physical Facilities of the maintenance needs of the College student apartments. Evaluate and advise on the hiring and performance of staff. Supervise full- and part-time employees.Examples of DutiesConstant (67-100%)Coordinate and assist in the maintenance, repair, and preventative maintenance of mechanical, plumbing, electrical, structural, and security systems of the student apartments.Supervise full time and part time daytime custodial employees including hiring, training, assigning work, and discipline.Frequent (34-66%)Assist in the operation of the Energy Management System.Insure proper installation and performance of electrical, plumbing, heating and air conditioning, and structural systems.Seek information on developing trends and trouble shooting of these systems.Supervise vendors and employees.Occasional (10-33%)Assist in snow removal from parking lots and sidewalks providing a safe and clean environment for the public.Help students, staff, and general public with minor vehicle problems on campus (dead batteries, keys locked in cars, etc.)Share weekend and holiday responsibilities.Perform other duties as assigned.PERFORMANCE EXPECTATIONS:1.
