KNOWLEDGE AND RESPONSIBILITIES: Must be able to communicate effectively verbally with supervisors and the general public and understand verbal and written instructions and other communications (such as digital) regarding work assignments and other matters. This position is a highly skilled worker with proficiency in maintenance, operating, and repair of plumbing systems (water heaters, boilers, pumps, sinks, toilets, irrigation, backflow preventers, water piping, insulation, waste/vent, wells, fire protection, and drainage), HVAC, electrical, and general building maintenance with a specific emphasis on Plumbing.
Ability to operate as team leaders/supervisory roles at times. Ability to provide quality work with minimal supervision. Supervises in house staff or contractors on major overhaul and installation of Plumbing systems to assure that work is carried out according to plans and specifics for quality assurance. Position requires ability to scope, schedule, and budget repairs. Ability to contact multiple vendors to order parts, equipment, and supplies. Maintain recordkeeping, work orders, inventory, and expenditures. Ability to determine appropriate Plumbing equipment for application.
Position must train staff in proper use of tools and work procedures. Position requires experience and technical skills to implement new technology and lead the team in implementing new technologies. Position performs maintenance, operations, installation, and repairs of building facilities systems to include building Plumbing, HVAC, mechanical, and electrical systems. Position provides technical solutions by troubleshooting facilities maintenance standard and non standard repairs for primarily plumbing but occasionally electrical and HVAC issues. Position to repair or replace components for pipe leaks (replacing valves, fittings, or pipe), faucets, flush valves, fixtures, water heaters and boilers, insulation, preventative maintenance operations for equipment, plumbing pumps, motors, waste and sanitary sewer drainage, sewer pumps, fuel gas, and general electrical/HVAC repair.
Working knowledge of piping installation (measure, cut, thread, leak test, valves, hangers, and other piping accessories) including but not limited to black steel threaded, copper brazing and press fittings, cast iron, and pvc. Working knowledge of and ability to train/instruct others on advanced repairs in multiple trades. Knowledge of industry standard safety practices with ability to demonstrate proper isolate and lock out tag out systems for which they are responsible and identify deficiencies. Page 2 of 3 Ability to diagnose equipment malfunctions and prescribe repair procedures independently. Working knowledge of plumbing, electrical, and HVAC systems equipment and tools. Working knowledge of practices, methods, materials, and equipment used in the maintenance and/or repair of building systems. Working knowledge of equipment such as water heaters, pumps, valves, boilers, burners, tanks, etc.
Working knowledge of department of labor requirements include boiler and pressure vessel safety. Working knowledge of well pump systems, fire protection (sprinklers), and safety systems preferred. Must be able to work overtime, on call rotation, and/or alternate shifts when necessary for emergencies, adverse weather conditions, and unforeseen circumstances. Position may assist with snow and ice removal or flood mitigation under the direction of a supervisor. Responsible for working safely and completing tasks to meet expectations set for quality, schedule, and budget. Position to perform additional duties and responsibilities as directed by their supervisor.
ACCEPTABLE TRAINING AND EXPERIENCE: High School Diploma or equivalency. Some positions may require special licenses or certification(s). Vocational or Technical School training preferred. 5+ years experience with north carolina state board of examiners of plumbing, heating, and fire sprinklers licensure (P1, P2, P3) or 10+ years of experience in the maintenance, installation, and/or repair in the building systems trade as a plumbing mechanic (preferably commercial or institutional experience) or equivalent experience. State and Local Government Plumbing or Heating Technician license preferred. American Welder Society (AWS) Welder Certification preferred. Multitrade experience with a concentration in Plumbing. Experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis. Valid Driver's license required. Must be able to walk up and down steps in a building, work on a ladder, and lift 35 pounds of equipment on a regular basis throughout the day. Must be able to lift 90 pounds or more occasionally. Must be able to work in confined spaces.
