PORTFOLIO MANAGER
Job Overview
We are seeking a proactive and detail-oriented Portfolio Manager to support the development and rehabilitation of affordable housing properties. The successful candidate will play a critical role in overseeing various aspects of project development, including predevelopment design, construction management, project accounting, and asset management. This position requires a solid understanding of LIHTC and Section 8 programs.
Key Responsibilities
- Predevelopment Design & Planning: Assist in the predevelopment phase by coordinating with architects, engineers, and consultants to ensure that designs align with project goals and regulatory requirements. Support the team in obtaining necessary permits and approvals.
- Project Management: Conduct regular site visits to monitor development progress, ensuring projects are on time, on budget, and meet quality standards. Liaise with the construction team, including contractors and architects, to address any on-site challenges or changes in scope.
- Project Accounting & Reporting: Manage the development budget, track project costs, and ensure timely recording of invoices. Prepare and distribute accurate progress reports to all stakeholders, keeping them informed of financial status and development milestones.
- Asset Management: Collaborate with third-party property management to oversee portfolio performance. This includes monitoring occupancy rates, financial performance, budgeting, and ensuring compliance with LIHTC, Section 8, and other regulatory requirements. Work closely with the asset management team to address operational challenges and optimize property performance.
- Stakeholder Reporting: Serve as the key point of contact for all relevant stakeholders, including limited partners (LPs), lenders, and governmental agencies. Ensure that Sunrise meets all reporting and partnership obligations, providing clear and timely communication to stakeholders throughout the project lifecycle.
Requirements
Minium 2 years of experience with an Affordable Housing developer working in project management and/or asset management.
- Experience with LIHTC and Section 8 is required.
- Experience managing rehabilitation projects is required.
- Strong financial modeling and quantitative analysis skills.
- Strong interpersonal skills to effectively manage relationships with internal teams, property management companies, and partners.
- Job is located in Florida and can be remote for the right candidate.
- Travel up to 40% of the workweek.
