Additionally, the Post Closer will lock and approve all requests from originators and ensures that all locks are accurately reflected the secondary market with all investors. ESSENTIAL DUTIES & RESPONSIBILITIES
  • Track loan closings to ensure all loans are accounted for and booked onto AuburnBank's system of record
  • Audits loan packages completeness and accuracy of residential mortgage loan closing documents
  • Review and reconcile Closing Disclosure or Settlement Statement to checks received
  • Process and reconcile closed loan files for entry to AuburnBank system of record
  • Track, review and deliver closed loan files to the secondary market according to investor requirements ensuring timely funding of delivered loans
  • Track, review and deliver, within investor time allowances, sold loan trailing documents. (Recorded mortgages, final title policy etc.)
  • Work with MLO and Processor/Closer to cure any noted deficiencies noted by investor within required time allowances to avoid penalty fees
  • Act as liaison between AuburnBank, investors and closing attorneys
  • Reconcile and process investor purchase advice. Resolve any discrepancies and submit to Loan Operations for processing
  • Monitor exception reports and assist all originators in clearing loan policy and technical exceptions
  • Process construction loan draws
  • Scan, image and index mortgage loan documents to AuburnBank system of record (JHA) as required
  • Organize, manage and control access to mortgage loan file storage room in accordance to AuburnBank Record Retention and Destruction policy
  • Track, obtain and verify accuracy of Final Title Policies and recorded Mortgages/Deeds of Trust
  • Other duties, as assigned
This position is considered non-exempt and is eligible for overtime for hours worked in excess of 40 per week under the Fair Labor Standards Act.QualificationsQUALIFICATIONS
  • High school diploma or GED equivalent
  • Minimum 3 years residential real estate mortgage lending experience
  • Minimum 3 years' experience with Secondary Mortgage Market
  • General knowledge of residential real estate lending practices and related areas
SKILLS & COMPETENCIES
  • Basic residential real estate mortgage lending knowledge, including government laws and regulations such as RESPA, TILA, ECOA, Dodd-Frank and HMDA
  • Must establish and maintain effective working relationships
  • Ability to effectively prioritize and meet departmental deadlines
  • Excellent problem-solving skills
  • Proficient in Microsoft Office program skills (MS Word, MS Excel, etc.)
  • Willingness to adapt to change and ability to learn quickly
  • Working knowledge of general office equipment
  • Excellent listening skills
  • Ability to effectively communicate, both verbally and in writing
  • Ability to maintain confidentiality
  • Ability to document and perform detail work with accuracy
