Our company is built upon the talent and experience of our associates, and we are looking for a driven and team-oriented Preconstruction Project Manager to join the team.JOB SUMMARY: The Preconstruction Specialist will focus on electrical system design and electrical cost estimating. In addition, this position will provide overall MEP design and proposal support as an integral member of project development teams. This position will direct and focus effort and expertise to execute preconstruction efforts as projects transition from the sales cycle to the operations team.DUTIES/RESPONSIBILITIES:
  • Focus in the electrical engineering and estimating trade including electrical power distribution, fire alarm, and low voltage systems.
  • Review existing drawings of electrical systems for the current project
  • Perform necessary field work to develop a thorough understanding of the existing electrical, mechanical, and plumbing systems.
  • Apply basic engineering principals and systems layout
  • Engage and secure appropriate engineering and other resources based on the project requirements.
  • Organize and lead the development of solutions and proposed scopes of work.
  • Coordinate with vendors and subcontractors to secure project materials, equipment, labor, etc., as required by the project.
  • Perform detailed system take-offs utilizing the Company's estimating software (Trimble Autobid and Accubid Anywhere).
  • Create final estimate(s) as required for the project.
  • Track all changes to the estimate during the sales cycle and reconcile scope and cost of work
  • Provide scope narratives, schedules, and diagrams to support efforts of the project development teams
  • Other duties as assigned within the scope of this role
SALES RESPONSIBILITIES:
  • Collaborate with the proposal development team to assist in the sales cycle
  • Attend sales meetings with the customer as required
  • Support the project development team with knowledge of scope and cost
SUPERVISOR RESPONSIBILITIES:
  • May provide oversight to project team members as assigned by the Preconstruction Manager
QUALIFICATIONS:
  • Bachelor's degree in engineering or construction science/construction management or four years of experience in the mechanical/electrical contracting/estimating field preferred
  • Willingness to travel up to 25%
  • Driver's license and reliable transportation
KNOWLEDGE, SKILLS & ABILITIES
  • Thorough understanding of electrical systems, including system design and layout
  • Basic understanding of mechanical/electrical and plumbing systems
  • Understanding of construction means and methods associated with the renovation of commercial and institutional buildings and/or similar facilities
  • Proficient user of Microsoft office suite, Adobe Acrobat, and Bluebeam Revu; highly proficient in the use of Excel and other software used in the construction industry
  • Familiarity with project management software (e.g. Procore, etc.)
  • Familiarity with estimating software (e.g. Trimble, etc.)
  • Strong communication skills (oral and written); must be able to effectively relay information to various audience groups, including, but not customers and perspective customers, managers, leadership, colleagues, and business associates; must be able to prepare professional written communications (emails, documents, etc.)
  • Strong interpersonal skills; ability to foster and maintain positive working relationships with individuals internal and external to the company and from various backgrounds
  • Excellent mathematic skills to review and prepare budgets and job-related documents
  • Highly collaborative and focused on sharing details routinely and consistently with team members
  • Self-managing, able to work autonomously when necessary and effectively integrate with project teammates to meet deadlines and expectations

WORKING CONDITIONSThis position operates in both a professional office environment and at construction job sites.
  • This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. The noise level in the work environment is usually quiet to moderate while working at the office.
  • While performing the duties of this job, the employee is frequently exposed to a variety of extreme conditions at construction job sites. The employee occasionally works in outside weather conditions. The employee frequently works near moving mechanical/electrical parts and in high, precarious places and is frequently exposed to wet and/or humid conditions, fumes, or airborne particles, toxic or caustic chemicals, risk of electrical shock and The noise level in the work environment and job sites can be loud.
  • This position requires regular travel by car and the ability to drive to and from business appointments and job sites.
  • Must be able to climb ladders to access equipment
  • Must be willing and able to open mechanical/electrical equipment and visually inspect operation, subject to proper training and safety requirements.
