Job DescriptionThe Preconstruction Manager - Multifamily Projects - Northern Virginia will play a critical role in leading the preconstruction process for multifamily projects, ensuring they are completed from concept through to completion. Key responsibilities include:
- Leading feasibility studies and managing project design and budgeting.
- Collaborating with architects, engineers, and subcontractors to develop accurate and competitive estimates.
- Preparing and managing detailed project schedules to meet all milestones.
- Analyzing project documents to identify potential issues and provide effective solutions.
- Conducting value engineering analyses to optimize costs while maintaining quality.
- Coordinating with project managers and stakeholders to define project goals and requirements.
- Presenting estimates and project plans to internal teams and clients, clearly communicating methodologies and assumptions.
- Managing the bid process, soliciting bids from subcontractors and suppliers, and evaluating submissions.
- Fostering strong relationships with clients, design teams, and subcontractors throughout the preconstruction phase.
- Staying current on industry trends, materials, and regulations to ensure compliance and maintain a competitive edge.

The Successful ApplicantThe Preconstruction Manager - Multifamily Projects - Northern Virginia will have:
- A Bachelor's degree in Construction Management, Civil Engineering, or a related field.
- A minimum of 5 years of experience in preconstruction management, specifically within multifamily construction.
- Strong knowledge of multifamily building systems, codes, and construction methods.
- Proven experience with estimating software and project management tools.
- Excellent analytical, organizational, and problem-solving skills.
- Strong communication and interpersonal skills, with the ability to build relationships with diverse stakeholders.
- The ability to manage multiple projects simultaneously in a fast-paced environment.
