The Project Coordinator plays a key role in overseeing and monitoring development projects from initiation to completion. This role requires a collaborative individual who excels at juggling multiple projects and demonstrates persistence in achieving long-term objectives.
Responsibilities:
- Review contracts, invoices, and pay applications, ensuring costs and timelines align with development budgets.
- Monitor account balances and communicate adjustments as needed.
- Coordinate with tenants, developers, and contractors to track project progress and updates.
- Document critical tasks, deadlines, project status, and correspondence.
- Submit draw requests and keep all parties informed of updates.
- Organize site monitoring and due diligence efforts, ensuring proper documentation.
- Track lease and development agreement terms for key dates and compliance.
- Manage project close-out, including final funding and retention documents.
- Resolve issues efficiently and ensure adherence to lease provisions.
- Schedule meetings and prepare agendas for internal and external discussions.
- Maintain development files and Certificates of Insurance (COIs).
- Assist with obtaining required contractual documentation.
Requirements:
- Experience in construction or real estate development with a bachelors degree or equivalent.
- Strong quantitative skills and proficiency in Outlook, Word, Excel, PowerPoint, and Adobe.
- Knowledge of Yardi and Smartsheet, or willingness to learn.
- Self-motivated, able to work independently and handle ambiguity.
- Highly organized with strong analytical skills and ability to multitask in a fast-paced environment.
- Excellent attention to detail, communication, and interpersonal skills.
- Familiarity with title and legal documents like Leases, Development Agreements, and ALTA Land surveys
