Individual annual salaries/hourly rates will be set within the job's compensation range, and will be determined by considering factors including, but not limited to, market data, education, experience, qualifications, expertise of the individual, and internal equity considerations.Responsibilities:Coordinates assigned new construction, alteration and renovation projects University-wide including the River Campus, Medical Center, South Campus, Eastman School of Music and the Mt.Hope Campus. Assures compliance of consultants and contractors with University standards and contract documents.Responsibilities GENERAL PURPOSE To coordinate assigned new construction, alteration and renovation projects University-wide, including the River Campus, Medical Center, South Campus, Eastman School of Music and the Mt. Hope Campus. To assure compliance of consultants and contractors with University standards and contract documents. Must have own transportation with current registration and valid driver's license. ESSENTIAL TASKS - Coordinates assigned renovation and new construction projects with contracted architects, engineers and building contractors. Assists the Project Manager with the creation of the project schedule. 05% - Organizes and conducts project field meetings with all contractor superintendents and foremen. Schedules and facilitates pre-installation meetings as needed per the contract documents requirements. 15% - Arranges for punch lists and verifies & documents contractor completion of same. Assists in approval of final contractor requisitions and close-out of Projects. 05% - Ensures that contractor operations do not disrupt University operations. Ensures that construction schedule meets schedule of client. 10% - Manages all aspects of the day-to-day coordination and operations of the project. Ensures that the coordination of testing agencies and contractors is taking place adequately. Ensures that the project site security is maintained and works with the facilities operations team for support. 20% - Completes a weekly progress report for each project that is under construction using Bluebeam and Facility Grid software and applicable checklists (for example, Infection Control Risk Assessment). 10% - Assists the Project Manager with creating and tracking issues (adds and deducts) throughout the project. Maintains the construction documents with addendums, ASI's, etc. on a regular basis. 10% - Assists the Project Manager with ensuring Facilities Operations, Environmental Health & Safety, Department of Public Safety, UR IT, and Central Utilities (including Energy Operations) constituents are present and consulted as needed. Educates all vendors regarding University protocols, including but not limited to Hazardous Materials, Fire Safety, OSHA, Public Safety, Utility Interruptions, UR IT needs, and Energy Operations Building Automation Systems. 05% - Coordinates with all contractors on equipment start-up and energizing of systems, as well as coordinates testing and inspections. Manages all recording and document tracking of MEP system testing through Facility Grid software. 05% - Coordinates and documents (request and collect plans, agendas, and sign-in sheets) all training with contractors, facilities operations staff, and clients. Tracks required training to ensure requirements of project documents are met. Secures record drawings, maintenance manuals, etc. for University use. Tracks receipt of attic stock and verifies compliance with requirements of contract documents. 05% - Monitors compliance with each Contractors individual site-specific safety and infection control program requirements. Investigates and documents safety incidents and ensures corrective measures are implemented. 05% - Works with the in-house commissioning team and commissioning agents to assist with the commissioning process. Coordinates the schedule with the commissioning authority (CxA) for the readiness of the project based on completion milestones. Coordinates witness of system testing with CxA to ensure adequate coverage and witness. 05% EDUCATION/EXPERIENCE (MINIMUM REQUIRED) Associates degree in Building Construction or similar discipline and 3 years (5 years preferred) of construction experience with architect, engineer or contractor; or an equivalent combination of education and experience. Familiarity with electrical and mechanical systems.
