Position OverviewNewCold is seeking a Project Director (on Site) for our automated warehouse facility expansion in Atlanta, Georgia. As the Project Director, you will support the Director of Construction as part of an Owner/Builder approach to the construction of this new Frozen Phase of the facility. This position will act as a Construction Project Management leader and as the link between all moving parts in contracting, direct suppliers, and all cross-functional departments at NewCold. You will support the Director of Construction as on-site (or 3 days a week minimum) representation in his/her responsibility for the entire project from Procurement through the final implementation and operational handover. In this role, you will support the Director of Construction to assure that the project gets delivered on time, within budget, and in scope. While managing the project, you will also ensure that Health & Safety as well as quality protocols are embedded from the beginning in the project scope.

Roles and ResponsibilitiesManage and maintain all high-level project deliverables.Support the Construction Project with:

  • Creation and management of the project budget and planning including but not limited to:
  • Procurement
  • Writing and issuing technical RFPs
  • Bid Analysis / Award Recommendations
  • Change Management
  • Forecasting Costs
  • Estimates
  • Supervision and management of the project financially and contractually
  • Management of submittal and RFI processes
  • Weekly and monthly reporting
  • Monitor the design and procurement with support of HQ and the associated engineering companies, including constructability reviews
  • Coordinate and manage construction in collaboration with Field Personnel and direct NewCold vendors
  • Liaise with and manage the project team
  • Attend monthly project reviews in Chicago, IL
  • Coordinate requirements with local authorities having jurisdiction
  • Ensure all legal requirements, building and safety codes, inspections, and governmental regulations are met
  • Record all project related documentation, such as permits, drawings, minutes, etc.
  • Collaborate with Sr. Site Manager in leading and organizing project meetings
  • Periodically report to our Management Team and give the required input for reporting to the client and investors/lenders
  • Maintain effective and ongoing communication with all parties
  • Perform quality and safety audits
  • Project closeout
  • Additional duties assigned as required
  • RequirementsAt least 15 years of professional experience as a project manager on complex construction, automation or logistics projects.Excellent written and verbal communication.In-depth knowledge of principles, practices, and theories of project management.Work and/or weekly travel to McDonough, GA project site.Experience managing projects with multiple moving pieces that are highly technical and complex in nature.Exposure to greenfield and/or expansion construction preferred.Ability to use Autodesk Construction Cloud Docs / Build / Building Connected and NetSuite.Expert knowledge of MS Office, MS Projects, and AutoCAD.

    Education/CertificationBachelor's Degree in Civil Engineering, Mechanical Engineering, Electrical Engineering, or construction management.
