Job Description:
Position: Project ForemanPRIMARY PURPOSE: Responsible for assisting the Director of Maintenance & Facilities in the coordination and implementation of all technical and administrative activities as it relates to district bond projects and preventative maintenance programs. QUALIFICATIONS:Education/Certification:
  • High school diploma or GED equivalent (preferred)
Special Knowledge/Skills:
  • Knowledge of the general means and methods used in the construction industry for construction; and general knowledge of products and equipment being installed.
  • Knowledge of laws, rules, regulations, and building codes applicable to state and local entities having jurisdiction.
  • Ability to perform daily operation reports through electronic methods.
  • Ability to communicate effectively with co-workers, contractors, architects and consultants, principals, and administrators.
  • Requires excellent organizational and communication skills and personal relations.
  • Clear and valid Texas driver's license and acceptable driving record according to Texas standards for school bus drivers.
  • Ability to be at construction sites for extended durations, holidays, and weekends when necessary.
Experience:
  • Minimum of 5 years of successful field experience in commercial or K-12 construction or similar activity preferred.
MAJOR RESPONSIBILITIES AND DUTIES:
  • Manage and outline site visits and project coordination during the design phase of district projects and prepare necessary reports/documents as required.
  • Perform observations and site investigations during the construction phase of projects and prepare reports as required.
  • Develop detailed bond project plans and manage all implementation processing (i.e., resource allocation, cost estimates, timelines, progress tracking, change control, documentation, on-time delivery.
  • Skill in coordinating the planning and construction administration of multiple projects.
  • Oversee and manage the districts preventative maintenance program.
  • Ensure LPISD construction standards are maintained on bond construction projects by providing quality assurance and quality control.
  • Skill in project planning management and coordinating projects on a large scale with other departments, outside consultants, and contractors to successfully meet deadlines.
  • Monitor construction project progress and track against project schedule.
  • Skill in scheduling specific phases of a project in a timely manner.
  • Develop and track the completion of project punch lists.
  • Assist with construction project closeout of assigned projects.
  • Coordinate all required warranty walks per contract documents.
  • Meet with campus administrators/staff as required to coordinate construction projects with scheduled facilities operations, activities, testing, etc. as well as provide continual communications regarding project status updates.
  • Comply with policies established by federal and state law, State Board of Education rules, and district local and legal board policies and administration regulations.
  • Maintain safety standards in conformance with federal, state, and insurance regulations.
  • Perform other duties as assigned by Director of Maintenance & Facilities.
  • Manage and serve as the district asbestos coordinator.
  • Reliable and regular attendance is an essential job function.

  • SUPERVISES: Preventative Maintenance Department EQUIPMENT USED: Operates and utilizes all types of electrical and diagnostic equipment and a variety of hand and power tools. Operates a boom and bucket vehicle and compressed air scaffolding. MENTAL & PHYSICAL DEMANDS/ENVIRONMENTAL FACTORS:Tools/Equipment Used: Including but not limited to hand tools, small power tools, air conditioning gauges, welding equipment, volt, ohm, amp meter, temperature probes, recorders, ladders, hoists, laptop computer and all other related air conditioning equipment and tools. Posture: Sitting, standing, walking, climbing stairs and/or ramps, balancing, stooping, kneeling, crouching, crawling, pulling, pushing, reaching, repetitive hand motions, driving, traveling. Lifting: Lifting and/or carrying, 15-50 pounds. Environment: Frequent exposure to temperature extremes (hot and cold), humidity extremes, noise, low or intense illumination, vibration. Work outside, work around moving objects or vehicles, work on uneven surfaces, work alone, work prolonged or irregular hours. Mental Demands: Maintain emotional control under stress. The district contributes $400/monthly to the cost of employee-only health insurance which is $175/monthly greater than the state required amount of $225/monthly. Salary Information: 12 Months, 250 Duty Days, Professional Pay Grade 1 Minimum: $53,244 Midpoint: $66,555
