The Project Manager will be responsible to assist the SVP, Construction - Asset Management with the site inspections and monitoring of the construction/renovation projects, as well as all aspects of the draw requisition process. Essential Job Functions (Duties/Responsibilities) The Project Manager, Asset Management will have the following duties and responsibilities, including but not limited to:
- Monitor and track the progress of the construction/renovation projects.
- Work with the Renovation/Rehab Team (SVP, Construction - Asset Management, Project Managers and Construction Analysts) on processing all draw requisitions.
- Assist in the processing of all payment requests and payment applications including preparing the necessary paperwork for sign off by various internal departments such as Asset Management, Accounting, Treasury, Servicing, etc.
- Act as a point person to the rest of the Asset Management staff, including communicating documentation requirements and funding deadlines to the Asset Managers that are directly responsible for the assets to which the draw requisitions pertain.
- Coordinate site inspections with third-party engineers.
- Obtain and review property reports from engineering firms.
- Create and maintain spreadsheets and calendars to track the draw requisition process.
- Regularly travel to properties to inspect the construction/renovations.
Qualifications Education: Bachelor's degree; concentration in Property Management, Real Estate, or Construction Management preferred. Experience: Minimum five (5) years property management, construction, or real estate project management/capital project experience with knowledge of renovation/construction terminology. Knowledge/Skills/Abilities:
- Be familiar with and have had experience in the construction/renovation process and have knowledge and understanding of construction terminology.
- Have working knowledge and experience of the administration, bookkeeping, and accounting of the construction/renovation process.
- Proficiency in Microsoft Outlook, Excel and Word.
- Excellent organization, communication and multi-tasking skills.
- Must be hard-working, a quick learner, detail-oriented, and well-organized.
Travel: ~ 40% Arbor Realty Trust, Inc. offers a competitive base salary and discretionary bonus. The starting base salary range for this position is $100,000 to $130,000. The specific compensation that will be offered is based on an understanding of the hired candidates' qualifications at the time of hire. Employees are eligible for a discretionary bonus based on employee work performance reviewed during the course of the year. The total compensation package for this position will also include other elements, a full range of medical, and/or other benefits including 401(k) eligibility and paid time off benefits.
