Job Description:

An employer is looking for a Building Management or Building Automation Project Manager for retrofits for new customer site build out projects in Manhattan, NY. - They will be managing calls with coordinators letting us know what resources will need to be allocated on these projects, providing schedules and identifying the scope of work that will need to be done to complete the job - Manage simultaneous open projects up to $100k in scope sold directly to end user representative or contractors. - Oversee and manage the administrative project functions. These include purchase orders, change orders, subcontracts, material invoice approvals, and communicating with the support team to ensure timely invoicing of projects. - Provide ongoing coordination with the sales team and the owner/contractor to ensure sales scope of work and expectations are met. - Coordinate the timely ordering and delivery of material to align with the installation requirements and financial responsibilities. - Coordinate and review engineering submittals with onsite equipment and conditions to ensure accurate control applications and wiring requirements. Coordinate with sales and engineering team for any required changes. - Provide system checkout, calibration, and programming for network communications, controllers, end devices, user interfaces and 3rd party integration. - Direct the efforts of Programmers and Technicians to achieve a fully functional and commissioned system within the project schedule and estimated hours. - Participate in project meetings. - Responsible for project coordination and cooperation with our customers (end u , owners, owner reps, general contractors, and mechanical contractors) as required to provide overall customer satisfaction and project success. - Coordinate and work with 3rd party commissioning agents and sub-contractors, as needed. - Provides red-lines to the Engineering as needed. - Consult with the customer through data gathered and site assessments. - Assist sales by providing technical recommendations for sales leads and proposals for retrofits, upgrades and or enhancements to existing equipment. Required Skills & Experience - 5+ Years of complex BAS Service, OR New Construction, New Installation Projects for Building Automation Systems, HVAC Systems, electronic control and HVAC equipment. Ability to coordinate the work of others on multiple job sites. - Product specific training in Automated Logic, Alerton, Delta Controls, Johnson Controls, Siemens, Schneider Electric, Tridium or any other industry leaders in Building Automation Industry a plus. - Vocational School four year program graduate or an Associates degree in electronics, mechanical systems, computer technology, air conditioning or similar field. - Effective interpersonal skills to represent the company to customers and other outside contacts in an ethical and professional manner. - Must have experience in writing as well as demonstrated understanding of computer programs and software applications as related to the HVAC Industry. - Ability to read and interpret technical documentation, including a sequence of operations, technical product literature, programming manuals and specifications. - Knowledge of building mechanical and electrical equipment functions and use, HVAC system control applications, control system hardware and software products. - Knowledge of standard building automation system communication network protocols such as BACnet, Modbus and LON. - Demonstrate understanding of programming and software applications as related to Building Automation Systems Benefit packages for this role will start on the 31st day of employment and include medical, dental, and vision insurance, as well as HSA, FSA, and DCFSA account options, and 401k retirement account access with employer matching.
