Position Details: --- Title: Project Manager (Construction) --- Location: Denver, CO --- Travel/Schedule: You generally will work standard day-shift hours Mon-Fri, splitting time between an office and being on-site at construction sites in the greater Denver area. Minimal overnight travel. --- Compensation: Target base salary -$125K - $145K (candidates with less experience can be considered for Associate Project Manager roles with salaries in the $100K - $125K range). o Bonuses/Additional Compensation: Relocation assistance / temporary housing is available as needed; there is also a very generous bonus and profit-sharing program for PMs which can be as high as 30%+ annually. --- Benefits: Company offers an industry-standard, comprehensive benefits package that includes Medical / Dental Insurance; Life / AD&D Insurance; Flexible Spending Accounts; Short- and Long-Term Disability; Vacation/Vacation; 11 annual holidays; 401K with employer match; annual fitness reimbursement; HAS contributions; etc. Position Description: As a Construction Project Manager you will manage the operation of assigned construction projects in the Western Colorado region. You will coordinate all aspects of the job with engineering, general contractors, subcontractors and field managers, and make decisions in regards to job changes and communicate these with upper management. Some other specific responsibilities include: --- Lead the preplanning effort including shop drawings, value engineering, prefabrication, mobilization and material handling. --- Carry out all major tasks and/or assignments associated with designated construction projects; manage changes that are needed on the project and responsible for organizing and completing changes as required. --- Be responsible for job setup, budget input, and budget formulation; assist in contract review and negotiations; review contract documents, contract drawings, specifications, codes, addendums and estimates for completeness and clarity. --- Define the scope of the project jointly, with the field managers and establish objectives and provide overall direction of each project. Provide projection of labor needs for assigned projects for corporate schedule and company-wide labor needs. --- Conduct ongoing reviews and update of short interval goals throughout the course of the project. --- Monitor the purchase of all major equipment for each job and oversee purchase of materials to ensure budgets are on track. --- Update and distribute job schedules and manpower requirements with the input of Field Managers. Submit specification and documentation of equipment purchased to general contractor with copies to all involved parties. --- Participate in the Company University education process by teaching and/or preparing classes, when needed. --- Coordinate all subcontractor drawings, submittals, billings, and insurance documents. Act as liaison between customers and Company. Continue liaison relationship between Company and owner during the warranty year. --- Fulfill all project manager duties related to Company, safety management and the promotion of safety standards as specified in the safety policy. --- Coordinate with the Project Engineers in the documentation and distribution of as-builts and operation and maintenance manuals. --- Facilitate QA/QC process and ensure that Field Managers, General Superintendents and other project team members are engaged in the process and generating necessary documentation. --- Estimate, negotiate and implement all changes in the scope of the project; coordinate and communicate with owner, general contractor and internal personnel, all cost and schedule impacts related to the change order. --- Generate revenue forecasts for assigned projects. --- Coordinate building system and temperature controls reviews prior to construction and assist in resolving identified issues. Coordinate service start-up and temperature controls with field manager, service and/or field manager controls. --- Promote business values and culture. In order to be successful in this role, you should a strong construction management and/or civil/mechanical engineering background, including 5+ years of supervisory and management experience with projects valued at $8M+.
