Job Summary:The Project Manager position will require someone with a minimum of 5 years experience to oversee ground up construction projects as well as capital expenditure projects including, but not limited to, property upgrades, store remodels, and structural repairs forour properties. The candidate will be responsible for working with other teams to define the scope of work for each project, as well as bidding out projects, developing timelines, and overseeing each project to ensure completion in a manner that is both cost effective and in line with our brand standards.Essential Functions:
- The project manager is responsible for the overall construction management of remodels and major improvement projects to Onvo's businesses.
- Work with Real Estate, Operations, and Facilities to identify upcoming projects and necessary site upgrades.
- Manage ground up construction and remodels for our convenience store and restaurant divisions.
- Oversee CapEx upgrades and renovation projects for all business units (hospitality, convenience, restaurants)
- Responsibilities include planning, budgeting, permitting, bidding, scheduling, and construction management
- Ensure that Onvo's standards for quality, cost control, safety and schedule performance are in place on every project across our company
- Develop and implement all construction management processes and identify improvements to processes to build efficiency and/or cost savings.
- Identify trends and opportunities for program changes, sourcing, and vendor improvement. Work with internal teams (Real Estate, Facilities, Operations) for continued improvement, vendor changes and program growth.
- Oversee the bidding process and ensure that all work is awarded on a fair and competitive basis.
- Ensure that project schedules are completed for every job.
- Adjust schedules due to changes in budget, permit status and weather.
- Communicate schedule delays in a timely manner to the entire store opening team, Merchandising, and Operations.
- Analyze construction costs against national trends.
- Develop and maintain an inspection program to ensure that construction is of the highest quality in the industry
Knowledge, Skills, and Abilities:
- Strong background in commercial construction and experience managing capital expenditure improvement projects.
- Highly developed business sense required.
- A minimum of 5 years experience managing commercial construction projects required
- Project Management Professional (PMP), Certified Associate in Project Management (CAPM), or related project management certification strongly desired, but not required
- Proficiency in Auto-CAD required
- Proficiency in Microsoft Excel required
- Proficiency in reading blueprints required
- Thorough knowledge of commercial construction and sitework required
- Excellent budget management skills to ensure projects are completed in the most cost effective manager
- Strong communication skills, interpersonal skills, and negotiation skills required
- Ability to multi-task is required. Ability to manage several projects at once and understand what to prioritize

Credentials and Experience:
- Bachelor's degree in Engineering, Construction Management, or other similar majors preferred
