This role involves planning and managing design phases (SD, DD, and CD), coordinating with specialty consultants, and preparing contracts, change orders, additional services, and RFPs for general contractors, subcontractors, consulting engineers, and construction management. The Project Manager monitors project work to ensure compliance with plans, specifications, schedules, and budgets. Additionally, they handle day-to-day contract administration and respond to contractor inquiries. Job Duties
- 34% - Project Planning Phase: Meet with the key stakeholders to obtain the project goal and the basic scope of work. Assess the logistics required to perform the scope of work. Draft a rough project schedule or work plan. Estimate a ROM budget. - (Essential)
- 33% - Program & Design Phase: Oversee/manage this phase of the project with the professional consultants (architects, engineers) and the key stakeholders to complete the design phase of the project. Manage the Request for Proposal process, identify consultants and contractors. Update the project schedule. Ensure changes in the scope of work are documented. Assists the AD PD&C with the RFP process. - (Essential)
- 33% - Construction Phase: Administer the contract between Occidental College and the general contractor. Provide logistic support and access to the general contractor team. Monitor and update the project schedule and project budget. Walk the project site daily to monitor the construction progress and conformance to the construction documents. Assists the AD PD&C with project schedules, cost controls, contract administration, and construction quality control. Supports program directives and activities as they relate to major renovations and capital improvements, with other Occidental College organizational branches and departments. Conducts construction meetings, prepares meeting minutes and summaries of proceedings, and monitors RFI and submittal logs. - (Essential)
Minimum Qualifications Bachelor's degree with emphasis in construction management, facilities management, planning & design or other fields related to position responsibilities. Valid California driver's license. Three years of progressively responsible experience in managing new construction, renovation, retrofit and/or repair projects with value over $35,000. Knowledge of materials, ways and means, and the tools involved in the construction or repair of buildings, or other structures. Knowledge of business and management principles involved in project planning, resource allocation, contractor assignments, production methods, and coordination of people and resources. Ability to analyze, synthesize and organize data, and present findings in a comprehensible manner for different audiences. Proficiency in Microsoft Office applications (Word, Excel, PowerPoint, Project), Google drives/folders/forms, Adobe Acrobat, and social media applications or any combination of productivity programs applicable to position responsibilities. Demonstrated ability to be detail-oriented and thorough; skilled at anticipating and preventing potential problems and handling a wide variety of tasks with efficiency and accuracy. Strong commitment to a quality work product. Demonstrated ability to effectively communicate verbally, in writing and electronically. Effective interpersonal skills as evidenced in the ability to collaborate with a variety of constituencies. Demonstrated commitment to justice, equity, inclusion & diversity. Preferred Qualifications Five years of experience in the trades, construction and/or building design to build work. A general understanding of Los Angeles City Codes, Uniform Building Codes, and best practices in sustainable design. EXPECTED HIRING RANGE: $87,300 - $93,000/yr If you are offered this position at Occidental College, your final base salary compensation will be determined based on factors such as skills, education, experience, and/or geographic location. In addition to those factors, Occidental complies with applicable pay equity laws and considers internal equity among current employees when developing the final offer. Please keep in mind that the range mentioned above is the base salary range for the role. Hiring at the maximum of the range would not be typical in order to allow for future and continued salary growth. We also offer a generous compensation and benefits package.
