Job DescriptionSalary: 73,920 - 95,340 Travel: Up to 25% The Capex Project Manager's role is to know the existing conditions of all apartment units and common areas in the Spectrum portfolio and to work with internal team members and third-party vendors to efficiently turn units and execute capital expenditure projects. This includes daily management of projects, maintenance of drawings, contracts, and other documentation related to the physical condition of all properties, and facilitating efficient turning of apartment units. Responsibilities:
  • Maintain detailed records of the current status of all apartment units in the portfolio, including type, occupancy status, existing finishes, and rent readiness.
  • Maintain unit standards documents for reference.
  • Work with property, regional, and home office team members to ensure accurate and timely reporting of unit readiness and to help facilitate timely turning of units.
  • Maintain open communication with each community Executive Director and Maintenance Director as well as Regional Maintenance Directors
  • Distribute Unit Deficiency Log on a weekly basis.
  • Coordinate with Interior Design and Maintenance Managers to ensure model units are properly identified and maintained.
  • Periodically visit properties to perform in-person review of unit readiness and overall review of physical plant.
  • Fully review drawings & specifications for capex projects and identify gaps in the documents and contractors' scope.
  • Develop and maintain internal weekly budget updates and schedules for all capital improvement spending.
  • Receive, organize, and process all initial approval documents, contracts, change orders, and invoices.
  • Work with Accounting to process and monitor all capex related purchase orders, invoices, and payments.
  • Assist in creation of annual capex budgets and tracking of actual expenditures against approved budgets.
  • Maintain construction/renovation documentation and as-built documentation for all properties in portfolio that is up to date with capex improvements on an ongoing basis.
  • Assist project management team on new development projects as needed.
Qualifications
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field.
  • 3-5 years of proven successful experience in construction. Previous experience in multifamily development, and/or general construction or project management is a plus.
  • Experience performing project management job functions for construction projects
  • 5+ years experience with AUTOCAD or similar CAD software. Experience with Photoshop and Bluebeam.
  • Proficiency in Outlook, Excel, and other Microsoft Office software.
  • Proficiency in AutoCAD, Bluebeam, and SketchUp is a plus.
