The Project Manager is responsible for the safe, successful, efficient and profitable management of all operations of the project including the daily activities of the Foreman and communicating necessary labor needs of the project so that it can be constructed on schedule and budget. This position requires an advanced knowledge of construction activities which include not only field tasks such as lay out, earth moving operations, utility installation, paving operations and scheduling and coordination of these tasks, as well as budgeting and cost projection. A strong communications background is necessary to convey project requirements and work through daily issues. ESSENTIAL JOB FUNCTIONS:The list below is illustrative and is not a comprehensive list of all duties that may be assigned. Develop a complete list of labor and equipment requirements for the project with the project team. Gain a thorough understanding of the scope of each assigned project and contract so that it is clearly understood when extra work is being requested. Ensure compliance of Rifenburg Companies' Safety Policies on the project, and execute the necessary disciplinary procedures when necessary. Daily communication with Owner's Representative in regard to clarifying and assigning proper payment of work completed each day and follow up as necessary. Maintain the quality control on the project. Ordering necessary labor, equipment, trucks, materials and subcontractors to be sure that the work is completed according to the project schedule. Preparing weekly schedules for all labor, equipment, trucking, supply and subcontractors required. Track project quantities; making sure that quantities are agreed upon with inspectors. Supervise and assist the Foreman, as required, in the assignment and direction of personnel, equipment, trucks, material and subcontractors. Oversee daily care and maintenance of project equipment. Maintain positive relationships with local officials, residents, inspectors and owners to assure acceptance of work that is completed in accordance with plans and specifications Assist with recruitment, orientation and training of qualified personnel. Regularly review cost and budget reports. Be sure the project is operating within budget. Oversee and audit daily logs and written records of job conditions and progress.
