Job Overview:
Our client is seeking an experienced Project Manager to lead multi-family construction projects. The ideal candidate will be responsible for overseeing all phases of construction from pre-construction through project completion, ensuring projects are delivered on time, within scope, and on budget. The role demands a deep understanding of multi-family residential construction and excellent leadership and communication skills to manage project teams, subcontractors, and client relationships.
Key Responsibilities:
- Project Planning: Develop detailed project plans, including timelines, budgets, resources, and risk management strategies.
- Team Leadership: Manage and lead project teams, including subcontractors, engineers, and site supervisors.
- Cost Management: Monitor project budgets, approve expenses, and ensure cost-effective construction practices.
- Scheduling: Coordinate and schedule all construction activities, ensuring timely completion of each phase.
- Quality Control: Ensure that all construction work meets design specifications, safety standards, and local building codes.
- Client Communication: Act as the primary point of contact with clients, addressing their needs, and providing regular progress updates.
- Subcontractor Management: Negotiate contracts, coordinate schedules, and manage performance of subcontractors.
- Permits and Regulations: Ensure all necessary permits and licenses are obtained, and projects comply with all zoning laws, safety regulations, and company policies.
- Problem-Solving: Identify potential issues and implement solutions quickly to minimize disruptions to the project.
- Reporting: Provide regular reports to senior management on project status, budget, and any issues.
Qualifications:
- Experience: Minimum of 5 years of project management experience in construction, with a focus on multi-family or residential projects.
- Education: Bachelors degree in Construction Management, Civil Engineering, or related field preferred.
- Certifications: PMP, LEED, or equivalent certification is a plus.
- Skills: Strong leadership, communication, and organizational skills. Ability to manage multiple projects simultaneously and prioritize tasks effectively.
- Technical: Proficiency in project management software (e.g., Procore, Buildertrend) and Microsoft Office Suite.
- Knowledge: Familiarity with local building codes, regulations, and permitting processes in Alabama and neighboring states.
