Job Description:

Ginn Group LLC is a real estate investment company that delivers housing solutions across the Pacific Northwest. Headquartered out of Southwest Washington, Ginn Group is focused on entitling & developing approximately 250 new housing units per year across Washington, Oregon, and Idaho. This is a great opportunity for an experienced construction professional to apply superior support skills and experience in a dynamic and fast-moving business environment.

The person in this position will manage all aspects of project feasibility, land use entitlement, and engineering to ensure successful completion of project goals within budget in a specific timeline. This person will work closely with all business units (land acquisition, finance, construction) to coordinate project details and performance.

Key Responsibilities and Priorities

  • Identify and engage vendors for professional services including, as needed, planning, civil engineering, structural engineering, environmental review and permitting, geotechnical engineering, building design services, and landscape design services.
  • Maintain all project systems and files in a complete and organized manner.
  • Identify potential risks and develop mitigation strategies to minimize their impact on project timelines and budgets.
  • Ensure compliance with all relevant laws, regulations, and permits throughout the land development process. Develop and maintain great relations with governmental staff and obtain necessary approvals and permits in a timely manner.
  • Track and manage all project timelines in a sharable format.
  • Track and provide updates on budgets; work with the Finance team to keep the overall project budget updated.
  • Ensure contractors/professional service consultants (such as engineers) deliver quality project design by obtaining feedback and input from team(s) at key stages.
  • Work with jurisdictional representatives, neighbors, interest groups, attorneys, etc. as needed to achieve land use and engineering approval.
  • Provide support to construction/project delivery team to resolve issues as they arise during site construction.
  • Possess exceptional written and verbal communication skills to convey project details, objectives, and progress updates to various audiences.
  • Exude companies core values in all actions and decisions.

KPIs and Productivity Metrics

  • Deliver strategic plan driven unit count for engineered and developed lots/units and projects per year.
  • Deliver projects within 10% of feasibility budget for pre-development.
  • Deliver projects within 8 weeks of feasibility target schedule

Required Skills and Abilities

Knowledge of applicable land use & building code requirements

Excellent analytical skills

Knowledge of Smart Sheets, XCEL, and Dropbox

Strong verbal and written communication skills

Be proficient in reading and comprehending blueprints and plans.

Be computer literate and proficient in the use of Microsoft Office

Qualifications

3 years experience in construction project management

  • Bachelors Degree preferably in relatable field or equivalent experience.
  • Demonstrated complex project management experience.
