POSITION SUMMARY Empire State Realty Trust (ESRT) is seeking a dynamic Project Manager. This pivotal role will report to the Senior Project Manager. The Project Manager will play a crucial role in collaborating with Property Management and Leasing teams, focusing on project strategies, budgeting, scheduling, and support throughout project execution. Key responsibilities include the development of project strategies, meticulous budgeting, precise scheduling, and providing comprehensive support throughout the project execution phase. RESPONSIBILITIES
- Manage throughout the construction project life cycle: Initiate, planning, execution, monitoring and controlling, and closure
- Liaising with architects, engineers, contractors and subcontractors to monitor construction progress, resolve issues and ensure compliance with specifications and quality standards
- Manage Job cost accounting, reporting, and cash flow review
- Define and implement best practices procedures and compliance
Manage capital improvement (Capex) / tenant installation (TI) work: - Lobby restorations and renovations
- Storefront renovations and replacements
- Corridor / toilet room rehabilitations
- Exterior maintenance: Local Law 11, roofs, facades, windows, etc.
- Building systems: HVAC, electric, plumbing, sprinklers, etc.
- Pre-built units, built to suit units, and oversight of tenant performed construction
Supervise Capex / TI design & construction throughout the project life cycle: - Initiation
- Planning
- Design Development
- Execution
- Monitoring
- Closeout
Budgets: - Preparation and compliance of annual and 10-year plans and budgets with property management and leasing
- Monthly reforecasts and cash flow

REQUIRED SKILLS / ABILITIES
- Excellent project management skills, including effective planning, organizing and prioritizing tasks
- Strong leadership and communication skills to manage project teams and stakeholders
- Strong working knowledge of accounting and financial reporting, budgeting, scheduling and contract administration as they relate to project management using Procore, Yardi and MS Project platforms
- Experience with and ability to manage multiple projects
- Proficient in reading and interpreting design and construction documents
- Fluency in MS software: Outlook, Word, Excel, PowerPoint, MS Project
- Knowledge of and experience with software-based tools for project management and cost accounting: Procore, Yardi, MS Project, Plan Grid, Blue Beam
- Understanding of local construction regulations, permits and approval processes
EDUCATION & EXPERIENCE
- Bachelor's degree from an accredited institution in Architecture, Engineering, or Construction Management strongly preferred
- Minimum of 7 years of progressively responsible experience in managing design and construction of multiple Capex / TI projects
- PMP certification preferred

- Prolonged periods of sitting at a desk and working on a computer
- Must be able to lift up to 15 pounds at times

$150,000 - $175,000 a year Salary is based on several factors including but not limited to education, work experience, job location, size of property where applicable, and/or certifications. In addition to your base salary, ESRT provides discretionary annual bonuses.
