COMPANY OVERVIEW: Evergreen Construction Company (a division of Evergreen Real Estate Group) is excited to announce an opportunity for a talented and detail-oriented Project Manager to join our dynamic team in the vibrant city of Chicago, IL. SCHEDULE: This is a full-time, field position. Hours vary and will include evening and weekend work. Ability to travel up to 25% within the United States is required. Job Responsibilities: ECC provides complete Construction Services for both new construction and remodeling projects Conducts feasibility planning through final project closeout Supports a team approach and collaborative culture and invests in staff members for both individual and organizational success Communicate effectively keeping notes for contractor and owner meetings; address complaints; and manage conflict in a win/win style Assist in completion of RFIs, contracts, and subcontracts in a professional and concise manner Experience with civil, electrical, carpentry, plumbing, HVAC, and other technical disciplines Strong project accounting and management skills Excellent communication and leadership abilities to maintain close working relationships with clients and internal teams Incorporates all due diligence findings to develop a feasible preliminary scope of work for properties, participates in decisions regarding if and how to incorporate various portions of scope within the project. Assists in the review of proposals for the selection of architect and GC. Leads the design team to develop and refine scope through deliverable phases that address physical needs of the property and incorporates regulatory requirements and standards. Review drawing submissions to ensure scope aligns with project proforma and Evergreen quality standards. Works with the general contractor to review budgets and ensure scope gaps are addressed and accurate budgets are created that align with design requirements. Coordinate deliverables between all internal and external team members to ensure a consistent consolidated message is communicated as it relates to project scope, schedule and budget. Track the estimating process, invite proper contractors to bid for complete coverage, conduct bid walk thru' s, follow-up with bid scope and questions, scopes bids, and prepare estimate proposal(s) for clients Complete the project buyout details Post, distribute, and update all project documents, building rules, specifications, plans, etc. so all parties are working off the most current documents Provide complete project closeout activates including closeout manual, completed punch list, and change orders Understand the full scope of all contracts, track and submit billing invoices, change orders and credits in a timely manner and completes information without direction, whenever possible Complete the accounting details, project negotiations and extras, and ensure that all recipients are satisfied with the amounts Manage all paperwork – meeting notes, RFI's, change orders, estimates, bid requests, plan updates, subcontractor pricing, etc. Company Information: Evergreen Real Estate Services LLC, located in the heart of Chicago, IL, is dedicated to improving lives through the development, acquisition, and best-in-class management of affordable and market-rate residential communities. Salary: The salary range for this position is $100,000.00 - $140,000.00 per year, commensurate with experience and qualifications.
