Ben Bridge Jeweler's corporate office in Downtown Seattle is seeking a highly experienced Facilities Project Manager to join our team. Over the course of the project, the Project Manager will need to communicate with the Director of Facilities and Construction, Corporate Associates, Store Managers, Store Assistant Managers, Store Associates, VP and Executives, make decisions and monitor the progress of the project to keep it on schedule. Important responsibilities for a Project Manager include: Creating long- and short-term plans, including setting targets for milestones and adhering to deadlines Making effective decisions when presented with multiple options for how to progress with the project. Communicating with the Director of Facilities and Construction to keep the project aligned with Company goals. Performing quality control on the project throughout development to support the standards expected Maintaining project schedules and targeted opening dates A Project Manager requires both hard and soft skills to excel in the position, including: People skills Decisiveness Critical thinking skills Time management skills Primary Purpose: The primary duty of the Facilities Project Manager is to provide professional and administrative services associated with the planning, coordinating, design, and construction of routine projects under the direction of the Director of Facilities and Construction, including assessment of existing facilities and post-construction evaluation. The incumbent handles providing customer support, management, and oversight, as liaison for capital projects and construction projects. The incumbent handles monitoring and adhering to project budgets and schedules to assure completion of projects on time and on budget, ensuring company design standards are maintained, and directing and overseeing the work of architects, other consultants, and contractors. Project Manager (Retail/Tenant Improvements, GC/CM, Experience Required) Ben Bridge is seeking a Project Manager with experience in Retail/Tenant Improvements, GC/CM, projects. The ideal candidate will closely oversee and ensure that projects are run safely while meeting budget, schedule, quality control standards, and design specifications from start to finish. The Project Manager serves as the interface between the company and the owner, fostering effective relationships and honing problem-resolution skills with the project team, store managers, executive team members, general contractors, and vendors. Deliver outstanding project services for stores, facilities, and innovative projects. Essential Duties and Responsibilities: Review and approve contractor billings on schedule. Oversee pre-job planning and organize pre-job turnover and planning meetings. Develop and keep project schedules, watch critical path dates, and review milestone schedules. Establish project budgets. Supervise the activities of general contractors, subcontractors, and suppliers. Manage claims and change orders efficiently. Prepare Owner/Contractor agreements. Maintain positive and professional relationships with all Ben Bridge Team members, General Contractors, subcontractors, and suppliers. Proactively find and address cost and schedule-related issues with the Director of Facilities and Construction. Verify and process vendor invoices. Provide regular job progress reports. Complete job close-out processes. Assist in estimating job costs and managing the value engineering process as needed. Review general contractor change orders and supplier change orders. Perform other duties as assigned by management. Requires excellent oral and written communication skills, as well as business presentation skills. Experience & Education Guidelines: Bachelor of Science in Construction Management, or equivalent work experience. A minimum of seven years of experience in construction project management to ensure sufficient knowledge. Experience in project budget management & scheduling. Experience in estimating. Ability to interact and communicate effectively with others. An elevated level of analytical ability is for project efficiency. Ability to perform in high-stress situations in a professional manner. Using Smartsheet software Experience in preparing project schedules through design to store openings. Ability to demonstrate leadership. Function as Company's Representative with primary responsibility for all phases of various related projects/programs. Assist in the development and management of the project strategic plans and program initiatives to meet the goals and needs of the Company. Coordinate with the Architect, Contractor, and other project team members to meet the project objectives and resolve issues. Document the status of the project, all meetings and correspondence to effectively communicate within the project team and develop the project documents. Assist in completion of repair and maintenance work orders. Function as Company's Representative with primary responsibility for all phases of various related projects/programs. Assist in the development and management of the project strategic plans and program initiatives to meet the goals and needs of the Company. Qualifications: BS in Engineering, Construction Management, Architecture, or a closely related field is highly preferred. 7+ years of experience in construction project management, including TI, design or move management projects. Able to review contractor cost estimates and value engineering proposals for validity. Software requirements for this position: Fresh Service (work order system) Microsoft projects for scheduling Excel Word BlueBeam Microsoft Teams Smartsheet Working Standards: This position is in office 5 days a week This position might include travel 20-30% of the time Range: $130,000 - $145,000 per year Fluctuations in the job market may necessitate adjustments to pay ranges. Final pay determinations will depend on various factors, including, but not limited to experience levels, knowledge, skills, and abilities.
