Summary:We are seeking a dynamic and collaborative Project Manager, Major Projects to spearhead innovative and cost-effective apartment upgrades, energy efficiency initiatives, and major capital projects. This position plays a vital role in enhancing property value and sustainability by delivering high-quality solutions aligned with Morgan Properties' organizational goals. Key Responsibilities:

Apartment Upgrades

• Lead the apartment upgrade process, coordinating with suppliers, contractors, and internal stakeholders.

• Develop renovation packages, finalize finishes with the Design Director, and source materials.

• Collaborate with Regional Facilities Managers for pricing estimates and project specifications.

• Oversee contractor selection, job contracting, and refine renovation policies and procedures.

• Monitor project progress and participate in due diligence for renovation design and cost estimation.

Energy Efficiency Initiatives

• Evaluate and recommend energy-efficient upgrades, including boilers, furnaces, and lighting.

• Manage retrofitting projects and contractor selection in collaboration with Regional Facilities Managers.

• Stay updated on industry advancements, including solar solutions, and manage rebate submissions.

• Conduct return analyses and monitor utility invoicing for anomalies.

Electric Vehicle Charging

• Research and manage partnerships for electric vehicle charging station installations.

• Oversee engineering requirements and apply for rebates to ensure successful execution.

Major Capital Projects

• Research, bid, and manage major capital projects aligned with strategic goals.

Additional Duties

• Provide oversight and support to Regional Facilities Managers.

• Adapt strategies to evolving business needs and promote cross-departmental collaboration.

What We're Looking For:

• Bachelor's degree (B.A.) from four-year College or university
• Basic knowledge of construction preferred
• Strong problem-solving skills with a willingness to learn and take on new challenges
• Valid driver's license.
• Ability to travel up to 15%

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
