This dual-role long term contract position will be responsible for managing corporate tenant improvement projects up to 25,000 square feet from inception to completion and assisting with all real estate transactions with an overall real estate portfolio total of 110,000 square feet, ensuring all activities are executed efficiently and effectively.
Key Responsibilities
Real Estate Project Duties:
* Site Selection and Acquisition: Assist with identifying and evaluating potential sites for corporate tenant improvements, conduct market analysis, and negotiate property contracts.
* Lease Negotiation: Assist with management of lease negotiations, renewals, and amendments, ensuring favorable terms for the company.
* Zoning and Permitting: Navigate zoning regulations and obtain necessary permits for construction projects.
* Property Management: Oversee property management activities, including maintenance, tenant relations, and compliance with local regulations.
Construction Project Duties:
* Project Planning: Develop detailed project plans, including scope, budget, and schedule for tenant improvement projects.
* Team Coordination: Lead and coordinate project teams, including architects, engineers, contractors, and subcontractors.
* Budget Management: Monitor project budgets, control costs, and ensure financial efficiency.
* Quality Control: Ensure all construction activities meet quality standards and comply with building codes and safety regulations.
* Stakeholder Communication: Maintain clear and effective communication with all stakeholders, providing regular updates on project status and addressing any issues that arise.
* Risk Management: Identify potential risks and develop mitigation strategies to ensure project success.
Qualifications
* Education: Bachelor's degree in Real Estate, Construction Management, Architecture, or a related field preferred.
* Experience: Minimum of 5 years of experience in real estate and construction project management, with a focus on corporate tenant improvements.
* Skills:
* Strong negotiation and financial analysis skills.
* Excellent project management and organizational abilities.
* Knowledge of zoning laws, building codes, and safety regulations.
* Exceptional verbal and written communication skills
