Job Type Full-timeDescriptionPosition Summary:The Property Director is responsible for the all-around management of a residential muti-family community, which includes, but is not limited to, overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.RESPONSIBILITIES:Tasks listed below and are not an exhaustive list of all the tasks that may be required for this position.
- Oversee and manage all aspects of assigned asset
- Manage leasing activities to ensure budget goals are achieved on a consistent basis
- Recruit, interview and select qualified Teammates for positions by working closely with Regional Leadership and Talent Advisors
- Provide guidance, mentorship, support, and coaching (including Teammate separations) when necessary by managing, motivating, and supervising on-site team
- Oversee all Crown Residential systems and proper usage to maintain accurate and timely data.
- Thoroughly understand, follow and promote the Crown Residential's Bonus Program and advocate to educate and assist team to excel on all Key Performance Indicators (KPI's) and standards set for performance
- Motivate team to stay in compliance with all training in Crown Residential's training platform. Monitor and assist in scheduling for completion and achieve 100% compliance
- Produce weekly, monthly, and quarterly reports on property performance
- Analyze, scrutinize budget, and outline all financial information produced
- Monitor and respond to survey results and reputation management through online portal regularly to identify issues and lead a results and solution driven outcome
- Diagnose potential issues in staff performance, reporting or budgeting discrepancies, as well as overall performance of property(s)
- Analyze market research by staying current on relevant market issues and competitive information while working closely with Marketing Department on solutions for implementation
- Achieve competitive market occupancy and net growth rent. Meet and or exceed all monthly and quarterly revenue growth
- Scrutinize and review monthly financial reports while communicating to Regional Director and leadership items listed and solutions for improvement with all property financials
- Plan and market monthly community functions for residents for engagement and occupancy growth
- Ensure the overall safety of the Teammates and residents to mitigate risk and communicate to RD and Leadership on issue and potential risk consistently
- Oversee and manage income and expense revenue
- Manage income and expense control
- Constantly walk the property inspecting common areas and amenities to ensure cleanliness and professional appearance. Take action if standards are not met
- Review resident leases, applications, price changes, and renewals. Collect rent fees in accordance to Crown Residential's policies and practice
- Conduct move-in orientations and apartment inspections and move-out apartment
- conditions to ensure compliance with all Crown Residential policies
- Monitor community for compliance to Fair Housing, Fair Employment, and ADA laws
- Assist inspecting property(s) for all visual and maintenance issues to ensure risk is averted and issues presented on the property are completed to standards
- Oversee the purchase of supplies for the property and conduct inventory on high priced items such as appliances and audit quarterly
- Any other duties assigned or directed

- Excellent customer service skills
- Motivates and empowers staff/team to achieve daily, weekly, and monthly property goals.
- Provides team leadership and guidance; holds team accountable for results by leading by example and professionalism
- Exceptional written and verbal communication skills
- Strong intermediate mathematical abilities and experience reading community financials.
- Possess software skills in Word, Outlook, and Excel, and a variety of industry specific platforms and systems
- Outstanding customer service skills
- Knowledge of computer operating systems (Microsoft Word, Excel, PowerPoint, etc.)
- Ability to work a schedule during normal working hours and that may be other than, Monday- Friday, 9-6. Work in excess of 40 hours per week is likely
- Consistent, regular and in person attendance during assigned hours at the workplace are required
- Overnight travel may be required for training as needed

Preferred:
- Associate or Bachelor's degree
- Minimum of 2 years' previous experience in the multi-family, sales, retail, hospitality, property management or industry related field
- Previous lease-up/new construction experience
- Prior customer facing experience
- Prior experience managing people
- Industry certification(s) (ARM, CAM, CPM, NALP, etc.)
