Perform general repairs including plumbing, electrical, floor covering, painting and seasonal needs. Troubleshoot all building systems to proactively maintain building operations. Coordinate with vendor and subcontractors. Complete all appropriate paperwork. Take direction from the Property Manager on issues concerning property management and maintenance. Perform cleaning, repairing, maintaining, constructing, renovating, demolishing, and moving building systems as needed. Perform universal precautions and use personal protective equipment, following all OSHA, DOH and building regulations. Perform regulatory building audits, inspections, maintain reports and tracking systems to provide a safe and healthy environment for all clients and staff. Manage a preventative maintenance program for building systems. Provide oversight of all exterior property conditions. Additional duties may include renovation projects such as alterations of walls, carpentry, drywall, electrical, doors, ceilings, plumbing, floor covering, and paint. Communicate effectively and prioritize tasks. Navigate and utilize computer-based work order system. Why choose Horizon to build your career? Here are a few specifics of what you'll need for the job: Previous maintenance experience required. A clean, valid NYS driver's license and reliable transportation. High School Diploma or equivalent required. Location This position is located at our Horizon Village Campus at 6301 Inducon Drive East, Sanborn NY 14132. Position Hours Full time, Monday through Friday from 6:00am-2:30pm. Compensation The range of pay for this position is $18.60-$20.00. Starting pay may be impacted based on experience and education. Physical demands associated with this position include: Stationary posture, alternating between standing and sitting. Ascending/descending on various structures (e.g. ladders). Local travel between worksites. Operating machinery/power tools. Lifting objects up to 50 pounds, occasionally up to 100 pounds. Exposure to various environmental conditions.
