Title: Property Maintenance SupervisorType of Placement: DirectShift: 1stShift-8:00 a.m.-4:00 p.m. andOn-CallPay Range: $25-27 perhrShould livewithin 20-30 minutes maximum fromHamptonNH area.Summary: A Property Maintenance Supervisor is responsible for overseeing the maintenance and repairs of all units and common areas within the property.Must create systems and schedules to inspect and proactively maintainallthe equipment and tools of the property.Must keep an inventory of tools required to safely, efficiently and effectively to repair and maintain the grounds and living units.Absolutely must be trustworthy, respectful and compassionate.Essential Functions:Perform routine inspections, maintenance, installationsand repairs ofthe buildings mechanical systems and equipment.Must identify any hazardous conditions or equipment and plan as well as execute standard operating procedures to resolve these concerns.Must have basic understanding and experience with HVAC, electrical, plumbing systems and carpentry.Maintainresidential living quarters, grounds and common areas to ensure a clean, safe and orderly environment.Establish and maintain a work order system.Identify instances when outside vendors may be required to install, repair or inspect any mechanical/non-mechanical equipment and work with property management to select, monitor and inspect vendors work to ensure the work has been to the property managements satisfaction.Prepare vacant units forincomingresidents.Must know and execute all job duties within the guidelines of OSHA and building code requirements.Education and/or Experience:Minimumof 3 years of property maintenance experience.Must have experience with inspections, repairs(or related)and installations for HVAC, plumbing, and electrical systems within the building and living quarters.Must be able to communicate clearly and professionally in English verbally and in writing.Requires a positive and understanding demeanor when communicating with residents, families, staff, community officials and the public.Must betrustworthyandpossessthe ability to interact with elderly residents.Requiresreliable transportation,an unexpired drivers license and clean driving record.Physical Capabilities:Must be able to standand walkregularly during shiftwithout assistanceMust be able to lift, push or pull up to 60lbs regularly with or without assistanceMust be able to bend, twist, stand or crouch regularly and without assistanceBenefits Include:Competitive Salaryreflective of your experienceGenerous PTO and holidaysComprehensive health insuranceOurCustomer: Our customer is a luxuriousactive adult community for those 55 and over.
