Job Description Job Description Major Property Management firm is seeking a Property Manager for a rental apartment complex located in Brewster, NY and Carmel, NY ESSENTIAL FUNCTIONS: Position will perform varied duties of Property Manager, to include but not limited to: HR/Payroll management of site personnel. Maintains a high level of continued occupancy by leasing property in a timely manner. Maintains well-documented tenant files and related documentation regarding application intake, tenant recertification and continuing eligibility in accordance with policies and procedures. Interaction with tenant; including rent collection, lease administration, annual recertifications and tenant retention. Conducts timely property inspections, including move-in, exit and housekeeping in accordance with established standards. Prepares and maintains accurate records and reports, including but not limited to rent rolls, rent adjustments, tenant list, delinquency reports, list of vacant units and transfer requests. Ensures units are decent, safe, and sanitary. Documents and reports all deficiencies, prioritize repairs and follow-up with appropriate personnel to ensure the timely completion of all repairs. Weekly/Monthly reporting to corporate & third party partners. Other duties may be assigned as required; REQUIREMENTS & COMPETENCIES: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and / or ability required: Attendance, punctuality, and a strong consistent work ethic are essential. Knowledge of local and federal laws. Knowledge of building maintenance Excellent verbal and written skills. Ability to manage a property budget and ensure compliance with budgetary concerns. Proficient in Yardi, MS Excel and Word, Outlook. Bookkeeping, A/P, A/R and Budgets. Certification and working knowledge of LIHTC Excellent time management skills and the ability to prioritize work with attention to detail. Self-motivated and self-directed individuals willing to take initiative. Strong interpersonal skills required. EDUCATION / WORK REQUIREMENTS: - College degree helpful. 3-5 years in Residential Real Estate Property Management, with at least 1-year supervisory capacity preferred. - MUST have affordable housing experience LIHTC certification preferred. Will train if needed. Schedule: Monday to Friday 9am 5:30pm Fully in office
