Job Description:

ROLE: The qualified candidate for the Property Management Director role will accelerate InCommercial Property Group's growth by effectively managing a team and sustaining a successful process to ensure that properties are maintained, occupied, and tenants are satisfied. The Property Management Director will be responsible for overseeing, training, and guiding the property management team to success. This individual will be results-oriented and able to successfully function with limited supervision in an entrepreneurial environment. The Director will oversee tenant services, building maintenance, and contract administration such as negotiating and preparing commercial leases and renewal agreements.

As the Property Management Director, you will be responsible for supporting and directing an existing team of three (3) members all assigned to different aspects of property management ranging from lease administration to facilities management and maintenance, implementing policies and procedures to ensure day-to-day operations are efficient and effective, working through special projects, and being highly involved in day-to-day communication and oversight with all departments involved in the management of the property.

Excellent communication skills will be essential for this person as he or she negotiates lease terms, collects rent, handles tenant and customer complaints, arranges and manages contractors, liaises with the Asset Manager and other team members and clients.

RESPONSIBILITIES AND REQUIREMENTS: Shall include, but not be limited to:

  • Leads an interdepartmental team to complete tasks on time, to specifications, and with accuracy and efficiency.
  • Work in a Property Management System (currently Rent Manager but will migrate to Yardi in 2024).
  • Develop and implement strategic plans, objectives, and reviews for the property management department.
  • Develop and manage property budgets, including operating expenses, capital expenditures, and revenue projections.
  • Oversee lease administration; manage and monitor key/critical dates such as renewal and termination options.
  • Serve as Project Owner on major capital projects and communicate progress to key stakeholders in a transparent, consistent manner.
  • Understand various obligations as stated in the leases; pursue tenants for compliance (as needed); recommend and coordinate legal action as necessary.
  • Participate in the due diligence process as it relates to lease documents both for acquisitions and dispositions.
  • Liaise with Idle Asset Manager to ensure he or she is working with accurate data and identify any assets that should be targets for disposition or acquisitions.
  • Real Estate Tax Appeals.
  • Understand real estate documents including but not limited to deeds, title policies, ALTA surveys, legal descriptions, leases.
  • Ensures compliance with federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices.
  • Understand the materials, methods, and tools used to construct and repair buildings and infrastructure of properties.
  • Provide weekly updates to the COO with progress, questions, recommendations.
  • Miscellaneous other tasks, as required.
  • SCHEDULE:

    • Regular business hours M-F 9am – 5pm and adjusted as needed.

    Job Type: Full-time

    Pay: $62,080.00 - $85,000.00 per year
