As a Property Manager, you will play a key role in ensuring the efficient management of our properties and a positive experience for our residents. Position Overview The Property Manager will oversee all aspects of property management, including leasing, tenant relations, financial operations, and compliance. This role requires strong leadership skills, a deep understanding of the real estate market, and the ability to foster positive relationships with tenants and vendors. Key Responsibilities Leasing and Tenant RelationsMaintain productive, positive relationships with current and prospective tenants.
  • Negotiate leases and renewals for both residential and commercial tenants.
  • Coordinate obtaining signatures and completion of all lease and renewal paperwork.
  • Oversee move-in and move-out procedures, ensuring smooth transitions and timely turnovers.
  • Source and build relationships with potential tenants to keep occupancy rates high.
  • Educate tenants on property policies and community rules, ensuring compliance.
  • Enforce community rules by addressing violation complaints, sending notices, and following up as necessary.
  • Handle escalated tenant complaints and resolve issues in a timely manner.
  • Manage tenant application validations for student housing, market-rate, and affordable housing.
  • Organize community events to increase tenant satisfaction and retention.
  • Serve as the main point of contact for commercial tenants, addressing their unique needs.
  • Complete necessary compliance paperwork and processes for voucher holder tenants.
Business Operations
  • Build relationships with prospective clients and business partners to expand property management opportunities.
  • Negotiate contracts with contractors and vendors, ensuring timely delivery of services and adherence to standards.
  • Ensure all operations comply with local laws, regulations, and industry requirements.
Finance & Accounting
  • Collaborate in developing and managing annual budgets, using data analysis to forecast requirements and track variances.
  • Oversee the financial performance of the properties, managing revenue, budgets, and profit and loss (P&L) reports.
  • Support the accounting department with rent collections and manage operating expenses.
  • Track and manage past-due accounts, sending late payment notices and negotiating payment plans as needed.
  • Assist in processing tenant payments and data entry into the accounting system.
  • Oversee evictions for delinquent tenants, including participation in court proceedings if necessary.
Qualifications
  • High School graduate; college degree preferred but not required.
  • Minimum 4 years of experience in property management or related fields.
  • Exceptional leadership skills with a proven ability to motivate and guide teams.
  • Proficient in Microsoft Office/Google Suite and Windows operating systems.
  • Strong communication skills, comfortable speaking with tenants and vendors both in person and over the phone.
  • Knowledge of Appfolio property management software is a plus.
  • Ability to handle financial responsibilities, including budgeting and reporting.
  • Experience managing affordable housing and student housing properties is a plus.
Other
  • Must be able to work a full shift / required work schedule in Ithaca.
  • Reliable transportation is required.
  • Must be available for additional hours including evenings, weekends, and overtime when necessary.
  • Must be available to assist with move-outs, turn, and move-ins that extend beyond normal full-time hours.
  • Must be able to lift and move objects weighing up to 50 pounds regularly, as required by the demands of the job. This may include bending, stooping, and lifting throughout the workday.
