Given ongoing construction and development plans, our current apartment portfolio of 5,000 plus units is expected to double in the next couple of years and rise to over 10,000 units in the next five years.
Given our rapid portfolio growth, coupled with ownership's desire to develop and hold rather than sell, the timing is ideal for qualified candidates to come on-board.
We're currently seeking a Property Manager for our multi-family portfolio of properties, with at least 3-5 years of property management experience.
Candidate will work full-time at our luxury apartments, Gabrielle Run and South Toms River, which is our brand new luxury property, both located in Toms River, NJ
This will be a multi-site property management position
Responsibilities:
The community manager is responsible for managing operations and maximizing financial value of the community. This position oversees all site personnel, collections, resident relations, customer service, community maintenance, contracted services, capital improvements, administration, reporting, community safety, and legal compliance
- Embrace and execute the vision, mission, and beliefs of the company.
- Achieve or exceed company-targeted physical and economic occupancy goals by effectively managing all activity related to leasing, resident retention, and concessions.
- Maximize financial performance, including year-over-year Net Operating Income (NOI), revenue growth, and other income.
- Analyze and prepare all rent pricing strategies and concession reports.
- Input, track, and approve expenses through RealPage.
- Utilize national and preferred local vendors in RealPage to maximize purchasing power and pricing strategies.
- Maintain expenses in line with budget.
- Provide professional and positive leadership to team members.
- Oversees the lease renewal program, including planning potential resident lease renewal functions, managing the communication and notification process, and assisting with resident move-outs as necessary.
- Resolve associate disputes in a professional and timely manner, promote Associate retention and control Associate turnover.
- Plan and prepare associate work schedules. Assign tasks and delegate work, monitor job progress and workflow, appraise work performance.
- Manage resident issues such as neighbor disputes, renewal terms, and maintenance repairs.
- Develop, plan, and implement resident retention strategies.
- Ensure approval is provided or obtained by a Corporate Lease Audit representative for all prospective resident applications, concessions, and renewal leases, and responsible for Lease execution.
- Perform property inspections so as to ensure visual appeal of property and maintain hazard-free conditions.
- Prepare, analyze, and evaluate property status reports, such as variance and occupancy reports.
- Inspect buildings and grounds to ensure cleanliness and alert Maintenance to items that need to be repaired.
- Respond to action items and goals identified on monthly property inspections.
- Prepare monthly variance reports.
- Aid in the preparation of annual budgets.
- Participate in strategic planning.
- Recruit, hire, train, and mentor individuals for all property-level positions.
- Accurately track and forecast recurring capital expenses.
- Assist project managers in capital project planning, tracking, and forecasting.
- Ability to assimilate and analyze information pertaining to market and economic conditions that may impact community goals.
- Ability to assess financial performance and accurately forecast future financial performance.
- Excellent communication, time management, and customer service skills.
- Effective leadership, mentoring, and coaching skills.
Qualifications:
- 3-5+ years of Property Management Experience
- Ability to use a personal computer and working knowledge of Microsoft Outlook, Microsoft Word, Excel, and RealPage OneSite.
- Ability to use general office equipment, such as telephone, fax machine, printer, copier, 10-key, and key track system.
- Valid Drivers License required
