Who Were Looking For

As a Property Manager, you will ensure the efficient operation of the property and is responsible for initial tenant certifications and recertifications; generating monthly occupancy reports; on-site collections; posing and deposits of rental payments. The Property Manager oversees the condition and appearance of buildings and grounds in addition to performing monthly unit inspections. The Property Manager works in conjunction with the Director to resolve all tenant concerns and issues in a timely fashion while achieving the financial and occupancy goals of the housing project. Thorough understanding of the housing market, superb time management skills and providing exceptional property management services are required. Working knowledge of Low Income Housing Tax Credit properties and LIHTC Certification required. Some evening and weekend hours will be required.

Responsibilities:

Your responsibilities in this role may include:

  • Work in collaboration with director to maintain occupancy rate and Low Income Housing Tax Credit guidelines (LIHTC).
  • Conduct initial interviews and paper work with potential tenants.
  • Collect, document and deposit rent, fees and charges.
  • Coordinate with maintenance staff to maintain repair costs within budgeted parameters and supervise maintenance service responses to ensure a high degree of tenant satisfaction.
  • Perform apartment inspections monthly as well as prior to move in and at move out.
  • Produce reports on occupancy rates, financial performance and overall performance of the property.
  • Provide seminars for tenants.
  • Follow marketing plan developed by the director to generate optimum rental traffic to maximize occupancy and to maintain LIHTC compliance.
  • Prepare (in advance) application packets for potential tenant.
  • Complete verification process and obtain necessary release of information signatures
  • Maintain tenant waiting list to ensure occupancy compliance with funders.
  • Follow Gaudenzia and funders guidelines in collecting, documenting and the depositing of rent, fees and charges.
  • Prepare monthly financial reports and submit to designated funders.
  • Conduct monthly building inspections and submit needed maintenance request to ensure adequate upkeep of the building.
  • Maintain current information on appropriate rates for maintenance services
  • Monitor response time of maintenance request to ensure tenant satisfaction
  • Perform apartment inspections prior to move-in and move-out as well as monthly
  • Conduct and maintain documentation of monthly inspections of units
  • Prepare and submit monthly financial reports to Director to reflect monthly occupancy rates, financial performance and the overall performance of the property
  • Establish and maintain positive relationships with funding sources and regulatory agencies

    Qualifications:

    Education/Training:

    Masters degree with 1 year experience, Bachelors degree with 2 years experience or Associates degree with 3 years experience. Appropriate real estate management experience can be substituted for education.

    Experience: Experience managing LIHTC properties a must!
