Operating Programs The Center's operating programs, including the award-winning Red Hook Community Justice Center and Midtown Community Justice Center, test new ideas, solve difficult problems, and attempt to achieve systemic change within the justice system. Our projects include community-based violence prevention programs, alternatives to incarceration, reentry initiatives, and court-based initiatives that reduce the use of unnecessary incarceration and promote positive individual and family change. Through this programming, we have produced tangible results like safer streets, reduced incarceration, and improved neighborhood perceptions of justice. Research The Center's research teams are staffed with social scientists, data analysts, and lawyers who are academically-trained or have lived experience and who conduct research in the U.S. and globally on diverse criminal-legal system and justice issues. Their work includes evaluating programs and policies; conducting exploratory, community-based studies; and providing research translation and strategic planning for system actors. The Center has published studies on topics including court and jail reform, intimate partner violence, restorative justice, gun violence, reentry, sixth amendment rights, and progressive prosecution. The research teams strive to make their work meaningful and actionable to the communities they work with, policymakers, and practitioners. Policy & Expert Assistance The Center provides hands-on, planning and implementation assistance to a wide range of jurisdictions in areas of reform such as problem-solving courts (e.g., community courts, treatment courts, domestic violence courts), tribal justice, reducing incarceration and the use of fines/fees and reducing crime and violence. Our current expert assistance takes many forms, including help with analyzing data, strategic planning and consultation, policy guidance, and hosting site visits to its operating programs in the New York City area. Center Support A dedicated support team within the Center ensures the smooth functioning of operations across various domains, including finance, legal, technology, human resources, fundraising, real estate, and communications. Comprising 15% of the organization's staff, these teams provide essential infrastructure support and innovative solutions aligned with the Center's mission and values. THE OPPORTUNITY The Facilities department is seeking a Property Manager. Reporting directly to Director, Real Estate and Administrative Operations, the Property Manager will be responsible for the day-to-day operations of the Center's 45+ sites, including commercially leased properties and in-kind sites primarily within City courthouses. The property manager maintains the business operations of the Center's portfolio, ensuring all properties are well-maintained and operating at peak efficiency. The Property Manager is central to keeping all sites running effectively, safely and within NYC and state compliance requirements. Responsibilities include but are not limited to:
  • Supervise and assist with finance department, primarily accounts payable, to submit monthly rent, tax, utility, common area maintenance estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation;
  • Track and update all lease expenditures including rent escalations, real estate taxes, CAM and OPEX reconciliations, and repair invoices;
  • Coordinate with ownership, landlord and management company to address emergencies, schedule repairs and coordinate routine maintenance;
  • Regularly review sites for emergency procedures and ensure all sites are in compliance;
  • Manage Jira ticketing system. Assign tickets to facilities staff or to management companies as needed;
  • Maintain lease database and lease files;
  • Assist with project management duties including tracking contractor payments, coordinating subcontractors and vendors, manage move logistics and other project related events for new construction and renovation/repair projects;
  • Coordination of HVAC preventive maintenance program; schedule of PM visits, cost analysis and communication;
  • Assist with tenant needs, lease negotiations, and conflict resolution;
  • Oversee in the selection and performance of vendor services, including preparation of request for proposals and service agreements. Monitor vendor performance to ensure compliance and standards established in the service agreement are being met. Vendors include pest control, carting, data cabling, cleaning services, movers, security, custodial and furniture. Reconcile and submit vendor invoice;
  • Coordinate property inspections on a regular basis and make recommendations to maintain and enhance the site;
  • Support the compliance of property safety standards, assist in the Fire and Life Safety training, and maintain the building emergency response plans and procedures, along with its related documentation of compliance; and
  • Perform other related duties as requested.
Qualifications: An ideal candidate will have:
  • HS diploma or GED required. Bachelor's Degree, preferably in business, real estate, or finance experience preferred. with a minimum of 3 years' experience in property management, preferably within nonprofit organizations required;
  • Strong computer skills, including ticketing software;
  • Excellent written and verbal communication and interpersonal skills, with the ability to build strong relationships with project, program and central operations staff;
  • Experience supporting non-profit organizations and a commitment to advocacy;
  • Excellent problem-solving skills, with the ability to think strategically and act decisively;
  • A commitment to providing excellent customer service and maintaining high standards of professionalism;
  • Candidate will possess a minimum of five years related experience;
  • Strong organizational skills and detail oriented;
  • Experience with project and vendor management strongly preferred;
  • Proven record of providing excellent internal and external customer service' and
  • Purchasing experience helpful.
Position Type: Full time Position Location: Manhattan, NY with occasional travel within the five boroughs to other sites. Compensation: The compensation range for this position is $70,000 - $90,000 and is commensurate with experience.
