Property Manager Retail Shopping Center
RESPONSIBILITIES:
- Serve as landlords representative with tenants, contractors, and clients.
- Respond to tenant needs and resolve issues promptly
- Perform regular property inspections
- Interpret leases and other property documents
- Administer leases and maintain compliance with lease terms
- Interact with tenants, including tenant interviews.
- Oversee accounts payable and receivable.
- Communicate regularly with property management and asset management, accounting, and other departments as needed
- Weekly, monthly, quarterly and annual reporting
- Preparation of annual recoveries (CAM) and recharges.
- Preparation of annual budget.
- Contractor management.
- Obtain bids and/or proposals from contractors and prepare contracts.
- Oversee tenant improvement and capital projects as well as tenant/landlord improvements.
- Oversee marketing and promotional efforts.
- Communicate with both internal and third-party leasing parties to assist in property lease-up efforts.
- Available and responsible for after-hours emergency calls.
- Implement property management policies and procedures per the companys guidelines.
- Perform other duties as assigned by EVP/Asset Manager and Regional Manager.
QUALIFICATIONS:
- Bachelors Degree preferred
- 7+ years of experience as a Property Manager at a commercial retail shopping center
- Familiar with budgets, contracts, tenant improvements, and capital projects.
- Strong verbal and written communication skills.
- Self-starter, detail oriented, organized
- Proficiency in MS Office Suite with an emphasis on Word and Excel.
- Valid drivers license.
