Job Description:

WC Smith has an exciting new opportunity for a Property Manager to join the team at Sheridan Station, located in Washington DC! The successful Property Manager candidate will take ownership of all aspects of property management. PRIMARY RESPONSIBILITIES: •Provides a high level of customer service to residents. •Manages the financial performance of the property, including maximizing income. •Cultivates strong relationships with all residents. •Works a flexible schedule to accommodate the needs of residents. •Quickly and effectively resolve resident concerns. •Verify billing details as needed. •Reviews resident ledgers and manages delinquencies. •Manages both the maintenance and office team members. •Contributes to the retention of residents within the property. •Partners with the maintenance team to ensure resident satisfaction. •Comply with tax credit policies and procedures established by the corporate Tax Credit Office. •Determine LIHTC eligibility of all applicants in accordance with program guidelines. •Process original, initial, interim, and transfer certifications and the yearly re-certifications of residents. •Maintain LIHTC files in accordance with program and WC Smith requirements. •Train new management and leasing staff members to ensure proper compliance with LIHTC requirements. •Conduct periodic training of all site staff to ensure continued compliance. •Assisting with other initiatives as needed. REQUIREMENTS: •Minimum 5 years of experience working as a Property Manager. •Prior experience in a Tax Credit property required. •Tax credit recertification experience is a plus. •Prior experience working in subsidy is a plus. •Strong financial skills, with general accounting knowledge. •High level of customer service approach. •Exemplary problem-solving, communication and analytic skills. •Excellent organizational skills. •Understanding of Federal Fair Housing laws, as well as local regulations. •Yardi experience is a plus. •Advanced Microsoft Office skills such as Outlook, PowerPoint, Excel, and Word. •Professional demeanor and presentation.
