We collaborate effectively across our business functions to achieve our collective goals to redefine the self-storage experience.We are seeking a dynamic and organized Property Manager to oversee the day-to-day operations of our storage facility. As the Property Manager, you will be responsible for maintaining the facility, managing tenant relationships, and ensuring the highest level of security and customer satisfaction.WHAT WILL YOU DO?
  • Manage assigned employees including scheduling, time entry, performance management, coaching, mentoring, creating development plans, conducting interviews for new hires, training, goal setting, etc.
  • Manage day to day operations of assigned facilities including budgeting and staffing plans, tracking sales, leads and key performance indicators (KPI's), unit inventory tracking, process audits, incident reporting,
  • Manage property staff to ensure processes, sales goals and standards are being adhered to
  • Oversee facility including maintaining brand standards, curb appeal, cleanliness and maintenance, security audits, performing routine inspections and coordinating/completing repairs as needed.
  • Complete lead management activities, communicate with existing and potential customers, and ensure the Team is following up on leads
  • Support staff with customer service issues, manage google reviews and BBB investigations and complete resolutions for basic concerns and escalate/request larger concern resolution to regional leaders.
  • Manage financial aspects of facility including site controllable expenses (OT, Bad Debt, Office Supplies, Fees Waived, Maintenance Expense), Bank Deposits, Refund Requests, Collections, Auctions, discrepancy reconciliation.
  • Perform competition analysis reviewing pricing and amenities, discover and document new competitors and ensure we are competitive on a weekly basis.
  • Understanding unit level occupancy and overall area occupancy to govern and support pricing and discount strategies.
  • Develop creative Marketing initiatives to support lead generation and escalate to the Marketing team
  • Lead by example, engaging in a structured sales process, demonstrating the Mini Mall best practices in sales and customer interactions.
  • Clearly communicate expectations for performance, behavior, and professional conduct to the team.
  • Foster a positive and motivating work environment that encourages teamwork, continuous learning, and a customer-centric approach.
  • Maintain a positive attitude and represent the company brand with professionalism and integrity, acting as an ambassador who embodies the company's values and commitment to customer satisfaction.

WHAT WILL YOU NEED?
  • High school diploma or equivalent
  • Previous experience in property management, storage facility management, or related industry preferred.
  • Experience managing the day-to-day activities of a team.
  • Strong interpersonal and communication skills.
  • Excellent organizational and problem-solving abilities.
  • Knowledge of security systems and safety protocols.
  • Basic computer skills, including proficiency in Microsoft Office.
  • Ability to work independently and as part of a team.
  • Flexibility to work weekends or evenings as needed.
