The salary range for this role is $70,000-$80,000.
What you'll be responsible for:
You will be responsible for efficiently managing the condition of assigned properties, asset management, managing staff, and providing support for tenant(s) within the approved budget. This job involves traveling between properties on a daily basis in the Chicagoland area.
What you'll be doing:
* Building Maintenance:
* Inspect and maintain equipment and buildings in proper condition, staying within budget; ensure standards for equipment/mechanical maintenance procedures and janitorial services are met; prepare cost estimates and recommendations; review, monitor, and approve invoices for work and supplies within signatory authority.
* Ensure conservation of equipment and property through preventive maintenance, focusing on minimizing expense and/or increasing efficiency. Ensure maintenance/repairs are properly executed, supporting tenant's needs.
* Create, maintain, schedule, and update work orders in the Computerized Maintenance Management System (CMMS) or manual work order system; prepare and maintain time and work records; process forms and reports related to building operations and employee activity.
* Maintain records of activities and provide information/reports as required. Report facility status to supervisor daily, including detailed information about broken equipment.
* Carry out Facilities Corporation Policies and Procedures, including monitoring all activities to ensure that both Tenant and Landlord follow provisions of the Lease or other Agreements.
* Supervision:
* Supervise, hire, train, and terminate assigned maintenance personnel, ensure procedures are being followed, recommend areas for improvement in operation, and supervise work scheduling.
* Contractors and Suppliers:
* Ensure all necessary specifications and bidding documents are properly prepared when working with outside contractors or suppliers; review, evaluate and award contracts for work; and recommend contractors or suppliers who can provide the best possible service and prices.
* Additional Support:
* Participate as staff member of Facilities Corporation Building Operations Management Subcommittee as needed.
* Special projects as assigned.
What you need to succeed:
* Required:
* 5+ years' experience in property management and/or building operations.
* Experience managing budgets.
* Ability to climb stairs and ladders, walk rough ground, lift up to 50 lbs., visual activity, reasonable hearing.
* Valid driver's license and access to a car for off-site visits.
* Ability to work in a multi-faceted environment.
* Proficient in all Microsoft Office Suite of Products.
* Excellent interpersonal, organizational, written, and oral communication skills.
* Preferred:
* Bachelor's degree in Real Estate, Construction, Business Administration, or related field.
