Who We Need The Property Manager serves as a key member of the property management team which oversees all building operations, tenant relationships, events, and more at Netrality's flagship property, 401 N. Broad St, Philadelphia. The successful team member will leverage their commercial property management experience to assist with a variety of financial and operational responsibilities, including financial reporting, property management, customer service, and contract management. Netrality is a close-knit team of A-players. This is an opportunity for the right person to establish efficiencies and best practices that suit the growing needs of Netrality, our data center customers, and tenants. Description of Responsibilities
- Establish sound relationships with all tenants and customers
- Management of capital improvement projects and associated vendor management
- Oversight of Tenant Services Coordinator and their responsibilities including all front desk responsibilities, badging, site access, etc.
- Support onsite team through events and training opportunities
- Represent Netrality through partnership with local professional networks and industry organizations
- Partner with fellow site leadership to ensure preventative maintenance and safety procedures are adhered to at all times
- Manage information flow in a timely and accurate manner
- Thrive in a face-paced environment, managing competing priorities

- Be a team player with the ability to work and communicate across a variety of business units and management levels
- Receive and process/code all invoices through company's billing system. Obtain and attach appropriate backup documentation
- Generate all vendor Service Contracts, Addendums, Work Orders and Purchase Orders. Organize and file those documents upon completion
- Ensure company has current/accurate Certificates of Insurance for all Tenants and vendors
- Record hours worked by onsite contractors and headcount on a monthly basis
- Work with vendors on any outstanding invoices or invoice discrepancies
- Respond to Tenant requests and needs; coordinate efforts with the Operation teams to resolve issues
- Review and execute all Tenant charges, including additional billings such as Electric Usage, Cross Connect fees, Smart Hand service fees, Tenant bill backs, etc.
- Assist with Accounts Receivable and Accounts Payable, including collection of rent, accruals, payment of expenses, CAM estimates, true-ups, reconciliations, compliance with lease terms, and preparation of all related documentation
- Manage annual budgets, forecasts, monthly reports, and variance reports, including accruals, journal entries, and detailed financial reporting
- Establish and maintain effective working relationships with internal and external tenants and vendors
- Send out Tenant notifications; keep all Tenant lease files and all vendor files current and accurate.
- General office duties including ordering/tracking office supplies, sending overnight shipments, arranging lunches, answering office calls, sorting mail, etc.
- Communicate regularly with management and various business units
- Provide ad-hoc support and complete requests as needed
Position Requirements and Desired Skills
- A minimum of 5+ years of experience in commercial property management (250,000 sf and above)
- High school diploma required; bachelors degree strongly preferred
- Proven exposure of increased management experience leading others
- A strong understanding of financial terms and principles, plus the ability to analyze financial statements
- Considerable knowledge of commercial leases and vendor contracts
- An extensive understanding of commercial real estate terminology
- Extensive experience with budget management process for large commercial buildings
- Work experience in an office environment and knowledgeable of office procedures
- Strong experience with office management systems, MS Office and Excel
- Familiarity with online calendars and cloud systems
- Experience using office equipment, including printers
- Excellent communication skills (via phone, email and in-person)
- Experience exercising discretion and confidentiality with sensitive company information
- Excellent organizational skills with an ability to think proactively and prioritize work
- Be a detail-oriented problem solver, working towards meaningful solutions always
- Experience working independently as well as collaboratively; effectively managing priorities while meeting hard deadlines
