At this time, we are not working with any agencies. The Property Manager is accountable for the overall management and daily operations of their assigned portfolio. They are responsible for administering policies & procedures that promote well-managed, well-maintained buildings including oversight of an administrative and maintenance staff. Responsibilities: Financial Management
  • Establish and administer estimated/actual pass-through expenses to include estimates, reconciliations, and frequent reforecasting
  • Perform and/or monitor collections and coordinate default proceedings.
  • Prepare financial reports, reforecast, cash flow/distribution or other analysis for managed property as specified in respective management agreement
  • Prepare annual operating budget for property and assist in preparation of capital budget
  • Coordinate real estate tax review process for managed property, including submittal of required forms and payment of all jurisdictional taxes by specified deadlines
  • Perform lease administration duties including preparing vacant space for lease, verifying lease data and keep abreast of leasing activity
  • Establish A/R and A/P guidelines, track performance and monitor recovery process
Personnel and Business Management
  • Assist in the pursuit of new business and/or growth of existing
  • Participate in industry specific professional and community organizations
  • Perform various personnel functions including overseeing staffing needs; employee development, training, and evaluation
  • Provide consistent communication/follow up to tenants and owner representatives to ensure solid, reliable relationships
  • Maintain excellent internal relationships with property managers, operations managers, property administrators, accountants, security, engineering staff.
  • Maintain excellent external relationships with tenants, vendors, owners, leasing agents, brokers
  • Exhibit leadership in all aspects of the business
  • Promote staff development
Maintenance Management
  • Conduct routine thorough, on-site property inspections to prevent/identify problems and coordinate with engineering team
  • Ensure adherence to Lincoln specific policies and procedures
  • Help direct and oversee construction efforts encompassing tenant build outs and building improvements
  • Evaluate service contract requirements, prepare specs, bid, negotiate and manage vendor contracts as directed. Adhere to Lincoln preferred vendor programs
  • Ensure safety guidelines are met
Risk Management/Legal
  • Coordinate insurance requirements for property (tenants) and associated vendors/suppliers
General
  • Excellent and professional communication, customer service/responsiveness, dependability, teamwork, decision-making, problem-solving, initiative and independent action, manage change and improvement, professional impression
  • Consistent, purposeful and meaningful internal communication with supervisors in conjunction with the smooth operations of all facets of the business
Desired Competency, Experience and Skills:
  • Five years' work in property management is required. Must have good knowledge of commercial real estate including a broad understanding of accounting, building maintenance, finance, leasing, legal, marketing, construction, and tenant relations
  • Proficiency in Microsoft Suite (Word, Excel, Outlook, and PowerPoint) is required
  • Ability to analyze and synopsize a monthly financial statement and prepare detailed budgets and operating forecasts. Ability to note deviations from financial plan, determine causes and to provide recommendations to the owner on needed action plans
  • Strong written and verbal communications skills. Ability to understand and carry out industry specific written and oral direction. Positive, innovative approach to problem solving. Presents ideas in a clear, concise, understandable, and organized manner; negotiate, persuade, and modify opinion to reach the goals/objectives of the organization
  • Ability to exercise judgment and discretion is critical to success. Must be professional at setting priorities and coping with competing demands
  • Excellent time-management and general organization skills
  • Previous supervisory experience is preferred
  • Neat, professional appearance.
This position is 100% in-office. The role requires working in office during standard business hours. Remote work or telecommuting is not an option for this position.
