Christopher Community, Inc. (CCI) is seeking a Full-Time Property Managers to join its organization in the Rochester area in partnership with Urban League of Rochester Economic Development Corporation (ULREDC) in providing property management services in their housing portfolio. CCI is a not-for-profit housing development and property management company that assist low- and moderate-income families and seniors to secure suitable housing across Upstate New York. Christopher Community currently manages nearly 3,000 units of housing in more than 100 buildings, and administers the Rental Assistance Program in Onondaga, which provides assistance to over 1,200 households. We currently seek a Full-time Property Manager to be responsible for the day-to-day management of the Mills, Mills II, and M&M Apartments located in Rochester, NY. Duties include maintaining a waiting list, leasing apartments, overseeing a maintenance schedule, purchasing, record-keeping, and tenant relations. We offer competitive wages and generous benefits. Requirements This position will report directly to the Regional Property Manager, oversee and manage the operation, maintenance, administration and improvement of the residences. The essential duties and responsibilities include, but not limited to: 1. Communicates application procedures to all potential applicants; and processes all applications, maintains waitlist by completing annual updating and purging. 2. Conducts interviews, showing of apartments to prospective tenants to determine eligibility qualifications for the housing being offered. 3. Maintains appropriate tenant records. 4. Conducts annual unit inspections and appropriate follow up, to determine if tenant is compliant with all standards. 5. Responds to tenant concerns when necessary, elevates issues to the Regional Supervisor as necessary. 6. Maintains rent accounts for assigned family properties, including collection of past due balances and eviction preparations. 7. Handles and responds to all inquiries regarding property management functions including compliance monitoring inspections with NYS HCR and syndicators. 8. Completes the process of recertifying tenant's household status and income, conducting tenant interviews and third-party verification of all income and asset sources. 9. Refers repair calls to the appropriate personnel and assists in insuring building maintenance is performed in a timely manner. 10. Assists in the implementation of the Affirmative Marketing Plan. 11. Assists in enforcement of the lease, includes issuing lease violation and termination notices in accordance with the lease and NYS RPL. 12. Complete additional training as required. Education & Experience HS Diploma or GED is required with 2-4 years prior property management experience required, preferably in the affordable housing industry. Tax Credit Compliance or Subsidize Housing experience preferred. Associate's or Two-Year Degree is preferred and a Bachelor's Degree (B.A./B.S.) is strongly preferred. Must have strong personal skills and be able to communicate well with tenants. Strong supervisory skills are required with the ability to train and lead a team. Housing certifications preferred. Must be organized and have satisfactory computer skills with on-site program compliance software experience preferred. Valid NYS Drivers license is required.
