JOB SUMMARYThe Property Manager is responsible for professionally managing assigned properties, ensuring the delivery of an elite level of service to enhance hospital and tenant relationships. The Property Manager will manage the property management staff and overall property operations to support property investment plans and operating expenses to achieve Net Operating Income (NOI) growth and maximize cash flow. This role will be responsible for a portfolio of assets located in Washington D.C. and surrounding areas.KEY RESPONSIBILITIESEstablish and maintain strong working relationships with health systems and tenants. Plan, organize, and manage the activities of assigned properties to provide consistent delivery of customer service and ensure the highest level of tenant satisfaction.Develop and implement aggressive annual expense management practices that drive property operating expense budgets to support achievement of NOI growth targets.Provide ongoing input for assigned properties, including recommendations on capital expenditures.Manage ongoing operations of staff and vendors at assigned properties, ensuring compliance with building rules and regulations.Maintain a strong working knowledge of all operations and financial policies, procedures, and systems.Coordinate with Maintenance staff to ensure implementation of a maintenance inspection program.Prepare timely completion of monthly and quarterly management reports.Responsible for the ongoing collection of tenant rents and management of delinquency reports.Maintain proper risk management practices and review necessary records for property administration.Assist in the due diligence/on-boarding of new property acquisitions.Pursue professional development through industry organizations and maintain relationships with key clients and vendors.OTHER DUTIESPlease note this job description is not designed to cover or contain a comprehensive listing of activities, duties, or responsibilities that are required of this employee for this job. Duties, responsibilities, and activities may change at any time with or without notice.TRAVELTravel is primarily local during the business day, although some out-of-the-area and overnight travel may be expected.MINIMUM REQUIREMENTSExperience: A minimum of four (4) years' experience in property management of office/commercial buildings is required.Education: Bachelor's degree preferred, with a specialization in business administration, real estate, finance, or a related field.ADDITIONAL ELIGIBILITY REQUIREMENTSPossession of a valid driver's license.Certification(s): Real estate license, CPM, or RPA designation is preferred.Applicants must be able to pass a pre-employment drug screen.COMPENSATION (WHERE APPLICABLE)Salaries may vary by location.
