At this time, we are not working with any agencies.The Property Manager is accountable for the overall management and daily operations of the assigned portfolio. They are responsible for administering policies & procedures that promote well-managed, well-maintained buildings including oversight of an administrative and maintenance staff.Responsibilities:Participating with and inspiring a team to operate at their highest efficiencyDemonstrating knowledge of work order software or tenant request proceduresPromptly responding to tenant and owner requests in a professional mannerAbstracting and interpreting lease clausesNegotiating RFPs for vendor service contracts, maintaining and developing relationships to achieve optimum performance and competitive pricingCreating and implementing a tenant retention programPreparing, reviewing and providing monthly financials and operation reports as required accurately and timelyReviewing AR, AP and monthly tenant billings for accuracy and timelinessPerforming CAM reconciliations yearly, reforecasting as requiredOverseeing tenant improvement projects, including bidding and coordination of deliveryMaintaining current W9 and COIs for tenant, service providers and ownersPreparing annual budgetsBeing a constant learner and bringing existing experience to the teamActively engaging and developing skills of team membersActively engaging with leasing teams to prepare the property for leasingDesired Competency, Experience and Skills:Bachelors Degree, or demonstrated experienceMinimum of 3 years of Commercial Property Management experience with preference to CPM or RPA designationsExperience with institutional financial reporting requirementsFamiliarity with TOBY process, LEED/Energy Star reportingProficiency with JD Edwards, Yardi, Kardin software preferredExcellent verbal and written communication skillsOrganized, able to prioritize multiple projects, delegate appropriately and always have a positive, professional presenceThis position is 100% in-office . The role requires working in office during standard business hours.
