Summary: Our Property Manager is responsible for all operational and financial aspects of our various property developments and meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies. This position operates within and contributes to an environment in compliance with Fair Housing laws and Equal Employment Opportunity.DUTIES AND RESPONSIBILITIES:
- Begins daily work quickly and independently
- Focuses on the completion of tasks and activities
- Answers incoming phone calls, emails, SMS messages professionally and handle accordingly, whether the guest is a prospective resident, a resident, an internal company team member, or a vendor
- Responsible for performing duties in accordance with current regulations, other regulatory agencies, and procedures to be completed on a timely basis.
- Initiates and manages core business processes, including leasing, resident relations, marketing, budgeting, accounts receivable, accounts payable.
- Maintain property occupancy by effectively retaining residents and successfully marketing property to attract new residents.
- Administer HUD, IHDA, recertifications, as applicable.
- Oversee rental application process through completion while maintaining all internal files
- Process move-ins including preparation, and execution of the Rental agreement, lease Addendums, rental and subsidy disclosures, utility transfer, etc.
- Completes move-in/move-out inspections with residents.
- Generates work orders, follow-up on work order with resident and maintenance to assure timely and satisfactory completion
- Update real estate software program daily: collects, move-in/outs, transfer, concessions, notes and work order requests
- Completes accurate data entry in client system of record necessary to monitor and produce forms, reports, correspondence, or other material
- Assisting with any special projects requested by supervisor
- Collect, record, transmit, and/or deposit funds collected.
- Maintain confidential resident(s) files.
- Prepare and participate in court cases.
- Conduct semi-annual and periodic unit inspections.
- Promptly report incidents or injuries to upper management.
QUALIFICATIONS:
- Bachelor's degree or five years of affordable housing property management experience and/or training; or equivalent combination of education and experience
- Leasing licenses/Real Estate Brokers license at the time of hire
- Valid driver's license with reliable vehicle and insurance
- Certified Occupancy Specialist, Conquering Housing Compliance, Fair housing, and affirmative marketing certifications preferred
