Job Description:

Primary Duties:

Responsible for the daily operations of an entire property (105 units), including supervision of staff, building maintenance, all administrative functions for both internal and external agencies, and maintaining positive relationships with the residents of the property and the community.

Essential Duties and Responsibilities:

* Manage a waitlist, the application/approval/denial process, admission and orientation of new applicants.

* Market the property in accordance with Fair Housing Regulations and Management Agreement. Provide tours to interested parties and maintain waiting list according to tenant selection Marketing will also include monitoring, posting, and managing a social media account in accordance with VOAMN communication guidelines.

* Establish and maintain regular office hours on site.

* Supervise the property office ensuring that all bookkeeping, marketing, inspections and lease preparations are performed as required.

* Maintain confidentiality of all pertinent resident information, and a professional relationship with residents, families, and other related stakeholders.

* Ensure proper resident certification and re-certification and compliance with all HUD and other appropriate regulatory agency's requirements.

* Recruit, lead, manage, train, supervise, recognize, and develop staff to achieve established objectives; provide quality services in a work environment reflecting teamwork and mutual respect.

* Conduct or supervise annual performance reviews of all staff, including assessment of past year accomplishments corresponding to objectives set in previous reviews, coming year objectives corresponding to current program goals, and professional development objectives.

* Meet hiring goals established by the organization while maintaining a work environment which respects and supports cultural competence and proficiency.

* Submit reports as required by the Management Agreement or mandated by the federal, state, or local government.

* Maintain electronic or scanned copies of documents and files for all business and financial records and save in commonly accessible location as identified.

* Inspect property to ensure building and grounds are properly maintained and take or suggest any actions needed for repair.

* Respond to all resident requests and complaints and seek appropriate resolution.

* Assesses and resolve problems that may affect the health, safety, or ability of individual residents to live independently.

* Respond to emergencies as needed.

* Assure program participant privacy is maintained by being knowledgeable and following HIPAA privacy and security regulations.

* Work as many hours as needed to complete the job.

* Maintain regular and consistent attendance.

* If a landlord/property management company unit is utilized as incumbent's residence, incumbent is required to abide by lease and lease addendum.

Work Experience:

2-4 years property management or related housing services experience in Affordable Housing setting.

One or more of the following professional certification(s): Certified Occupancy Specialist, Accredited Residential Manager, Certified Apartment Manager, Registered Apartment Manager.

Education:

* Bachelor Degree

* Represents the company in handling complaints, arbitrating disputes or resolving grievances.

* Hiring, firing, advancement, promotion or any other decision in employee status, or his/her recommendations regarding such are given particular weight.

* Applicants, residents, community residents, external vendors, external agencies, co-workers.

Language/Communication Skills:

* Ability to communicate effectively, both orally and in writing.

* Ability to navigate, post, and manage social media account.

* Ability to work with a diverse population of individuals by using tact, diplomacy, and flexibility.

Mathematical Skills:

* Basic math skills are required for this position.

Reasoning Skills:

* Must be able to effectively calm upset customers and provide direction for dispute resolution.

* Ability to creatively problem-solve.

Other Skills/Requirements:

* Knowledge of regulations, acts, guidelines, pertaining to state and federally assisted properties.

* Knowledge of computer operations, to include basic data entry, subsidy software, etc.

* Ability to communicate effectively and maintain good relations with residents and employees.

* Knowledge of Fair Housing laws.
