The Property Manager is also responsible for building and motivating high-performing teams to maximize the performance of their property.Oversee all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.Provide superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation and profitabilityAttract new residents and be knowledgeable in all phases of applicant screening and leasing, as well as resident retentionReview Initial/Annual/Interim lease renewal paperwork and resident files to ensure completion to company and industry standardsApprove prospective resident applicationsProcess rent payments and vendor invoicesProcess payrollShow apartmentsConduct inspections and respond to results (both of physical property and file compliance, as applicable)Create and manage operating budgetsObtain bids and oversee capital improvement projectsExecute the financial and operational objectives established by the company and ensure compliance with all federal, state and local laws is maintainedEnsure that systems are in place or created to maximize resident and employee safety and health, and to preserve the physical propertySeek opportunities to enhance communications and to build collaborative relationships with supervisors, peers, subordinates and residentsWork to recruit, train, motivate and retain the highest quality property management staff for all positions within the assigned portfolio maximize their engagement to minimize staff turnoverPrepare for and attend regular meetings with the property management staff to present detailed reports on portfolio statusSupervise day-to-day operations of entire on-site team, ensuring that all policies and procedures are being followedTrack and evaluate advertising, and all client traffic with leasing staff to ensure that leasing/marketing goals are being met (as applicable)Determine leasing opportunities with leasing staff and work on goal setting, improving the performance of each staff memberDrive revenues with a thorough understanding and analysis of competition and development of creative marketing programs (market properties)Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-upEssential Skills and Abilities: (Describes the core skills, competencies, and characteristics that the candidate must display to be successful in this role)Ability to manage maintenance programs, marketing and leasing activity, occupancy, financial analysis, budget preparations and annual resident lease renewalsDemonstrate a high level of property management expertise, analytical ability, financial acumen, real estate software knowledge (OneSite a plus), ability to multi-task and deal with stressSolid verbal, written and customer service communication skills and familiarity with Microsoft Office SuiteLeadership skills to create the trust and influence needed to effectively manage a property and its residentsConfidence in creating effective solutions for how to deal with challenges or problemsAdministrative Skills General office duties, writing letters, answering phones, filing, preparing reports, interpreting policies and procedures, proficiency in office equipmentAnalytical Skills Ability to create, compare, and analyze statistical data; ability to conduct researchCommunication/Language Skills Ability to effectively communicate (written and oral) with all levels of employees, outside agencies and manage large volumes of correspondence; ability to proofread documents; ability to interpret HUD manuals (if applicable)Computer Proficiencies Adobe Acrobat, Microsoft Office Suite with internet navigation skills.
