POSITION SUMMARY:The Property Manager is a non-exempt position reporting to the Director of Property Management. Property Managers at MIMCO manage and operate multiple retail and warehouse buildings and are involved in all aspects of the day-to-day operations of the property including accounting, tenant relations, maintenance and repair, etc. They handle tenant issues and must be familiar with the terms of tenant leases.RequirementsESSENTIAL FUNCTIONS:To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.   • Serve as MIMCO's primary representative to the tenants.
  • Develop and maintain good tenant relations and maintain positive relationships with all customers. Proactively respond to tenant needs and requests while also ensuring compliance with the terms of tenants' leases.
  • Interface, coordinate and communicate regularly with the tenants and maintenance department on maintenance matters to include review and interpretation of leases for determination of landlord or tenant responsibility and ensuring tenant compliance with maintenance obligations.
  • Track and ensure landlord compliance with new lease requirements, including but not limited to landlord construction and premises improvement obligations.
  • Coordinate with leasing agents and tenants on the preparation of new leases and amendments through receipt of signed documents.
  • Work closely with Accounting regarding billing to tenants and account adjustments.
  • Communicate regularly with Construction regarding progress and completion status of ongoing construction projects.
  • Manage collection of tenant rents to include review of delinquency reports, preparation of non-template rent defaults, tracking cure periods and dates, coordination of lock outs, negotiation of rental payment arrangements and preparation of account to turn into attorney for legal collections.
  • Run and review monthly reports for rent increases, lease extensions, month-to-month and percentage rents to ensure accuracy before notice to tenant.
  • Enter and maintain accurate lease records in Yardi to reflect all relevant lease terms, including lease dates, rental amounts, CAM recovery details, etc.
  • Manage tenant move-in and move-out processes. Ensure that post-moveout premises inspections and any needed post-moveout repairs are completed in a timely manner.
  • Maintain the lease extension tracker and participate in monthly meeting with Leasing team and Senior Managment.
  • Perform any additional duties and projects as directed by the Director or SVP.
MINIMUM EDUCATION:
  • Associate degree or equivalent combination of education or experience required; Bachelor's degree preferred.
MINIMUM EXPERIENCE:
  • Minimum of two years of commercial real estate property management experience, or a minimum of three years of experience in a challenging service environment.
MINIMUM SKILL REQUIREMENTS:
  • Ability to multi-task, prioritize and work with minimal supervision.
  • Strong attention to detail and excellent time management skills to ensure all established deadlines are met.
  • Excellent oral and written communication skills.
  • Skilled in the use of the internet, spreadsheets, relational databases and word processing software.
  • Ability to process computer data and to format and generate reports and other written materials.
  • Proficient working knowledge of Microsoft Office suite (e.g., Word, Excel, PowerPoint, Outlook).
  • Yardi software experience.
  • Strong mathematical, analytical and reasoning skills.
  • Well-developed interpersonal skills.
  • Bilingual (English/Spanish) preferred.
PHYSICAL DEMANDS
  • Ability to sit most of the time using office equipment and computers, but may involve walking or standing for brief periods of time.
  • Ability to lift, push and pull a minimum of 20 pounds.
  • Ability to climb stairs in an office building.
