Seeking an Experienced Property Manager for Dallas and Fort Worth for a long-term contract position. Great opportunity to pay $38.50-$48.00 an hour DOE.
Responsibilities:
* Provide best-in-class customer service to meet tenant needs and coordinate as needed to resolve problems.
* Collects rent and pays expenses in compliance with lease terms.
* Respond quickly to tenant work orders and ensure they are completed timely.
* Coordinate and oversee on behalf of owner, all tenant improvement and building construction work to ensure its timely, accurate and on-budget completion.
* Bid, negotiate, and manage vendor contracts.
* Read and understand all tenant leases.
* Review Certificates of Insurance for all vendors and tenants and make sure they are current and match the insurance requirements detailed in the vendor contract and lease.
* Regularly inspect vacant units to make sure they are clean and show well to prospective tenants.
* Set up and ensure accuracy of job codes and capital contracts in accounting system for unit rollovers and other property management driven capital projects.
* Make sure capital jobs are closed out properly in Yardi.
* Review and approve property invoices.
* Interface with accounting team, including preparation of accurate and timely reporting.
* Manage A/R and collections and prepare a monthly report detailing collections efforts including recommendations regarding any legal proceedings/evictions that may be necessary.
* Prepare and submit monthly operating expense variance report.
* Review and submit monthly Commercial Billing Report to ensure monthly rent billings are correct.
* Prepare annual budgets and establish operating expense estimates for tenants.
* Provide monthly reforecast and variance explanations.
* Send letters to tenants explaining operating expense estimates.
* Prepare annual CAM reconciliations and communicate with tenants regarding them.
* Control operating cost, capital expenditures, and general and administrative costs.
* Provides formal supervision to individual employees, including staff recruitment, selection, performance reviews, promotion, advancement, corrective action, and termination.
* Develops business relationships through membership and participation in professional, industry/trade and civic organizations.
* Assist local leasing team as necessary to negotiate lease renewals and new leases within corporate guidelines.
* Accurately abstract all property leases
* Perform lease administration duties, monitor collections, and coordinate default proceedings.
* Coordinate the review of leases with asset management.
* Work with the local leasing team and the brokerage community to provide support as necessary to ensure successful leasing.
What you bring to the table:
* Five (5) years of related property management and leasing experience (industrial).
* Yardi experience
* Ability to travel between different properties as needed.
