Serving the commercial real estate, development, and property management needs of clients throughout the Twin Cities Metro area, HJ Development's growing portfolio exceeds 3,000,000 square feet and is comprised of retail, restaurant, office and industrial properties. Currently, HJ Development is seeking a full-time, dynamic Property Manager that will be responsible for the management of a portion of the overall portfolio of properties. Our ideal applicant is team-oriented and organized with experience in the property management field. Experience with the MS Office Suite and MRI Real Estate Software is required.Job Duties (include but are not limited to the following):· Tenant Management/Relations:Manage tenant concerns and requestsManage tenant correspondence and noticesCoordinate and perform all turnovers and lease terminationsProcess lease filesManage the tenant buildout process and payoutsMaintain current photos of tenant spacesMaintain tenant recordsManage vacancies· Maintenance/Vendor Management:Identify property maintenance and construction needsCoordinate and manage construction and maintenance projectsCoordinate and manage service contractsManage all contractors and subcontractors· Financial/Reporting Management:Prepare annual operating budgets and manage/monitor throughout the yearPrepare 5-year capital budget projectionsWork with appraisers, inspectors and insurance companiesMaintain property records and photosPerform monthly property inspectionsApprove, code and process vendor invoicesProcess tenant bill backsQualifications & Requirements· Bachelor's degree in Real Estate, Management or related field· Minimum of 3 years of experience in commercial property management· Proficient in Microsoft Office Suite· Experience in MRI accounting software· Customer service oriented· Initiative to gain new responsibilities and assist others when needed· Excellent communication skills#J-18808-Ljbffr
