The Project Manager I performs difficult professional work related to the design, construction and coordination of multiple complex public construction projects, which may include new construction or renovation of buildings and larger development projects. Work is performed under general supervision. Supervision is exercised over professional, technical and/or clerical personnel.
Project Manager I:
The hiring range for this position is from $76,044.80 to 104,561.60 based on experience.
The full salary range for this position is from $76,044.80 to $133,078.40 to provide opportunity for growth and development.
Project Manager II:
The hiring range for this position is from $87,068.80 to $119.724.80 based on experience.
The full salary range for this position is from $87,068.80 to $152,380.80 to provide opportunity for growth and development.
* Independently manages and guides to successful completion, in a timely manner and within budget, complex building engineering/design and construction projects which are part of the Capital Improvement Plan
* Reviews construction plans, specifications, cost estimates, and other project related documents.
* Prepares bid documents, requests for proposals, contracts, and purchase orders; reviews project proposals; prepares and maintains project records and files.
* Tracks Budget; approves invoices; prepares reports for projects.
* Coordinates with other county departments for reviews.
* Performs inspection and monitoring of work in progress; inspects construction in progress and prepares or reviews reports on the status or completion; Ensure that the quality of work meets the required standards
* Prepares plans and specifications for projects.
* Coordinates work of consulting engineers, contractors, and operation and maintenance personnel.
* Evaluates requests for information and change orders from contractors.
* Assures that permits and inspections are on schedule.
* Performs duties of project engineer on construction projects.
* Assists in the development, planning, design, environmental permitting, bidding, and construction of multiple complex projects.
* Attends meetings and engages in regular communication with project stake holders where necessary to advance project.
* Performs related tasks as required.
* Thorough knowledge of modern principles and practices of building construction to include building codes.
* Detailed knowledge of design, construction, maintenance, and management of multiple complex building and development projects.
* Possess a detailed understanding of the requirements for electrical, mechanical, structural and envelope construction and other typical building systems.
* Thorough knowledge of site evaluation,
* Ability to prepare technical reports, plans, and specifications.
* Ability to understand and interpret contract documents, descriptions, construction plans, engineering records, and maps; Ability to plan and effectively supervise the work of supportive personnel.
* Ability to establish effective working relationships with other department staff, contractors, and the general public.
* Ability to prepare, update and analyze a CPM project schedule
* Ability to manage and coordinate the work of multiple contractors and consultants

Project Manager I:
A combination of education and experience equivalent to graduation from an accredited college or university with a degree in architecture, civil engineering, construction management, or related field and 3 years of experience with construction or project engineering/management of large projects.
Project Manager II:
A combination of education and experience equivalent to graduation from an accredited college or university with a degree in architecture, civil engineering, construction management, or related field and 5 years of experience with construction or project engineering/management of large projects.
