As Kyocera's Real Estate Analyst, you will be responsible for managing and maintaining Kyocera's portfolio of leased properties in the USA and Canada. You will work with our real estate transactions partner, a top global real estate firm, and internal stakeholders to drive the real estate strategy for our leased properties. In doing so, you will maintain Kyocera's lease records with the help of our real estate transactions partner, assess Kyocera's needs for each property based on the associated work groups, and act as Kyocera's primary point of contact with each landlord with respect to repairs, tenant improvements, and general maintenance. You will facilitate the lease transaction from start to finish which includes, determine where lease properties should be situated based on business needs, negotiating the transaction with the relevant landlord, and assist in building out and moving Kyocera into the space.

Responsibilities

+ Develop and exercise a lease management process which includes circulating key lease information to relevant stakeholders and conducting analysis of current locations to determine which should be renewed, enhanced, added or closed.

+ Review and maintain master lease documents using lease management software. Manage the internal approval process (which flows through our parent company in Japan) for any changes to the lease portfolio. Direct subsidiary controllers to collect and provide all information required for the internal approval process. Schedule and facilitate semi-annual property reviews with subsidiary presidents and upper management.

+ Work with real estate transactions partner to manage the RFP and negotiation process with landlord based on market analysis results.

+ Act as the main point of contact to landlords for general maintenance issues, operating expense disputes, and assorted tenant issues.

+ Conduct status calls with our real estate transactions partner to manage open matters and status of leases coming due.

+ Ensure timely execution of negotiated leases.

+ Proactively notify and work with other internal departments including IT, Legal, HR, and Marketing, with respect to anticipated moves, expansions, or closures of leased properties.

+ Occasional travel may be required.

Qualifications

Required:

+ Bachelor's Degree in Real Estate or Business or equivalent experience

+ 5+ years of real estate or property management experience

+ 3+ years of lease negotiation experience

+ Strong written and verbal communication skills

+ Ability to work well with others

+ Strong critical thinking and proven self-starter

+ Highly organized and proactive

Preferred:

+ Experience creating lean and effective business processes across multiple organizations and departments.

+ Experience working for a property management company, corporate real estate management divisions, or commercial/industrial real estate brokerage firms.

+ Demonstrated experience with performing data analytics.
